ENTITLED AN ORDINANCE AMENDING CHAPTER 42
OF THE CODE OF ORDINANCES OF BEAUMONT, TEXAS,
AND IN PARTICULAR THE BOUNDARIES OF THE
ZONING DISTRICT AS DESCRIBED UPON THE ZONING
MAP OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, BY CHANGING THE CLASSIFICATION OF THE
FOLLOWING TWO (2) TRACTS OF LAND: TRACT
NUMBER ONE (1) BEING A 1.122 ACRE TRACT OF LAND,
MORE OR LESS, OUT OF THE -W. B. DYCHES SURVEY,
BEAUMONT, JEFFERSON COUNTY, TEXAS AS DESCRIBED
HEREIN, PRESENTLY ZONED "R-1" TO �'R-2°e; AND
TRACT NUMBER TWO (2) BEING A 2.590 ACRE TRACT
OF LAND, MORE OR LESS, OUT OF THE W. B. DYCHES
SURVEY, BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
DESCRIBED -HEREIN, PRESENTLY ZONED "R-1" TO
"I-1"; PROVIDING FOR SEVERABILITY; AND PRO-
VIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont, re-
ferred to in Section 42-9 thereof, is hereby amended by changing
the zoning classification of the following described tract of
land, presently zoned "R-1" Single Family Dwelling District
to "R-2" Two Family and Multiple Dwelling District, to -wit:
BEGINNING at a concrete monument in the south
right-of-way line of Lawrence Drive and the
north right-of-way line of the abandoned 100
foot wide T &-N 0 Railroad right-of-way;s:aid
concrete monument also locating the southwest
corner.of Lot 3, Block 13 of Suburban Acres
Addition and the north most and beginning
corner of the tract of land herein described;
THENCE south 41 degrees 28 minutes 30 seconds
east 988.13 feet to a point for corner;
THENCE south 71 degrees 14 minutes west 54.21
feet to a point for corner in the centerline
of the abandoned T &'N 0 Railroad right-of-way;
THENCE north 41 degrees 28 minutes 30 seconds
west with the centerline of said abandoned
railroad right-of-way 966.24 feet to a point
for corner in the south right-of-way line of
Lawrence Drive;

THENCE north 47 degrees 25 minutes 30 seconds
east 50.02 feet to the place of beginning
containing 1.122 acres of land, and including
half the width of the abutting street,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such change.
Section 2..
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont,
referred to in Section 42-9 thereof, is hereby amended by
changing the zoning classification of the following described
tract of land, presently zoned "R-1" Single Family Dwelling
District to "I-1" Light Industrial District, to -wit:
FOR LOCATIVE POINT begin at a concrete
mounument in the south line of Lawrence
Drive and the north line of the abandoned
100 foot wide T & N 0 Railroad right-of-way;
said concrete monument also locating the
southwest corner of Lot 3, Block 13 of Suburban
Acres Addition.
THENCE south 41 degrees 28 minutes 30 seconds
east with the north right-of-way line of said
railroad right-of-way 988.13 feet to a point
locating the beginning corner of a tract of land
herein described;
THENCE continuing south 41.degrees 28 minutes
30 seconds east 318.02 feet to a point for
corner;
THENCE north 62 degrees 48 minutes east 74.8
feet to a point for corner; .
THENCE south 41 degrees 28 minutes 30 seconds
east 733.82 feet to an iron rod for corner;
THENCE south 48 degrees 31 minutes 30 seconds
west 122.50 feet to a point for corner in the
centerline of the abandoned T & N 0 Railroad
right-of-way;
THENCE north 41 degrees 28 minutes 30 seconds
west with the centerline of said railroad
right-of-way 113.1.21 feet to a point for corner.;
THENCE north 71 degrees 14 minutes east
54.21 feet to the place of beginning, contain-
ing 2.590 acres of land,
and the official zoning map of the City of Beaumont is hereby
amended to reflect such change.

Section 3.
That in all other respects the use of the property,
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective October
19, 1958, as amended.
Section 4.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the'validity of the
zoning affecting any portion of the property described herein-
above shall be declared to be invalid, the same shall not
affect the validity of the zoning of the balance of the property
described herein.
Section 5.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in the said Chapter 42 of the Code
of Ordinances of Beaumont, Texas.
