ORDINANCE NO. 73--60
ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF THREE (3) TRACTS
OF LAND AS FOLLOWS: PARCEL NO. 1 CONTAINING
3.O.ACRES OF LAND, MORE OR.LESS ,.OUT OF THE.C.
WILLIAMS SURVEY, IN BEAUMONT3 JEFFERSON COUNTY;
TEXAS, AS DESCRIBED HEREIN, PRESENTLY ZONED"R-lA"
TO "R-3"; PARCEL NO. 2 CONTAINING 1.4 ACRES=OF -
LAND, MORE OR LESS, OUT OF THE C. WILLIAMS SURVEY,
IN BEAUMONT, JEFFERSON COUNTY TEXAS., -AS DESCRIBED
HEREIN, PRESENTLY ZONED "R-1At' to "R-211; PARCEL
NO. 3 CONTAINING 3.09 ACRES OF LAND, MORE OR LESS,
OUT OF THE C. WILLIAMS SURVEY, IN BEAUMONT, JEFFERSON
COUNTY, TEXAS AS.DESCRIBED HEREIN, PRESENTLY ZONED
"R-lA" to "R -L ; PROVIDING FOR SEVERABILITY: AND
PROVIDING A PENALTY.
BE IT ORDAINED BY_THE-CITY_OF BEAUMONT, TEXAS:
Section 1.
THAT Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of the City of Beaumont, referred
to in Section 42-9 thereof, is hereby amended by changing the zone
classification of the following described tracts of land, Parcel
No. 1 presently zoned "R71A", Single Family Residential District,
to "R-311, Modified Two-Fanily and Multiple Dwelling District;
Parcel No. 2 presently zoned "R -IA", Single Family Residential
District, to "R-211, Two Family and Multiple Dwelling District; and,
Parcel No. 3 Presently zoned "R-lA", Single Family Residential
District, to "R-21', Two Family and Multiple Dwelling District, to -
wit:
BEING three (3) tracts of land totaling 7.55 acres
of land in the C. Williams Survey in Beaumont,
Jefferson County, Texas, said tracts being more
particularly described as follows:
Parcel No. 1:
FOR PLACE OF BEGINNING, begin at the intersection of
the north right-of-way line of Calder Avenue and the
east right-of-way line of Shakespeare Drive at
a stake for corner;
THENCE, south 82 degrees 34 minutes east along
the north right-of-way,line of Calder Avenue a
distance of 332.12 feet to the west line of an
80 -foot wide Jefferson County -Drainage District
No. 6 drainage ditch easement to a stake for
corner;
THENCE, north 00 degrees 22 minutes 36 seconds
east along the west line of said Drainage
District No. 6 drainage ditch easement a
distance of 488.70 feet to a stake for corner
in.the south line of the 50 -foot wide abandoned
Missouri Pacific Railroad Right -of -Way (Formerly
known as the BSL & W RR Co.);
THENCE, in a southwesterly direction along the
south line of the abandoned Missouri Pacific
Railroad Right -of -Way an arc distance of 293.19
feet to an iron rod for corner in the east
right-of-way line of Shakespeare Drive;
THENCE, south 00 degrees 18 minutes west along
the east right-of-way line of Shakespeare Drive
a distance of 413 feet to the Place of Beginning,
containing 3.0 acres of land, more or less.
Parcel No. 2:
FOR PLACE OF BEGINNING, begin in the south right-
of-way line of Prutzman Road bearing north 89
_degrees 55 minutes west 374.35 feet from the
intersection_of.the south right-of-way line of
Prutzman Road and the west right-of-way line of
Matthews Drive, said point being on the west
line of an 80 -foot wide Jefferson County Drainage
District No. 6 drainage ditch easement at a stake
for corner;
THENCE, continuing north 89 degrees 55 minutes
west along the south right-of-way line of Prutzman
Road a distance of 124.45 feet to a stake for
corner;
THENCE, south 00 degrees 22 minutes 36 seconds
west 519.19 feet to a stake for corner in the
north right-of-way line of the 30 -foot wide
Waters Road, said Waters Road lying north of and
adjacent to the abandoned Missouri Pacific
Railroad Right -of -Way (BSL & W RR Co.);
THENCE, in a northeasterly direction along the
north right-of-way line of Waters Road an arc
distance of 126.02 feet to a stake for corner
in the west line of the aforementioned Drainage
District No.6 drainage ditch easement;
THENCE, north 00 degrees 22 minutes 36 seconds
east along the west line of the Drainage District
No. 6 drainage ditch easement a distance of 500
feet to the Place of Beginning, containing 1.46
acres of land, more or less.

Parcel No. 3:
FOR PLACE OF BEGINNING, begin at the intersection
of the south right-of-way line of Prutzman Road
and the west right-of-way line of the 40 -foot wide
Matthews Drive at a stake for.corner;
THENCE, north 89 degrees 55 minutes west along the
south right-of-way line of Prutzman Road a distance
of 294.35 feet to the east line of an 80 -foot wide
Jefferson County Drainage District No. 6 drainage
ditch easement to a stake for corner;
THENCE, south 00 degrees 22 minutes 36 seconds
west along the east line of said Drainage District
No. 6 drainage ditch easement 480.65 feet to a
stake for corner in the north right-of-way line
of the 30 -foot wide Waters Road,.said Waters Road
lying north of and adjacent to the abandoned
Missouri Pacific Railroad Right -of -Way (BSL & W
RR Co.);
THENCE, in a northeasterly direction along the.
north right-of-way line of Waters Road an Arc
Distance of 298.60 feet to a stake for corner
in the west right-of-way line of said 40 -foot wide
Matthews Drive;
THENCE, north 00 degrees 22 minutes 36 seconds east
along the west right-of-way line of Matthews Drive
a distance of 432 feet to the Place of Beginning,
containing 3.09 acres of land, more or less.
and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 42 of the.Code of Ordinances
of Beaumont, Texas, adopted August 19, 1958, effective October 19,
1958,. as amended.
Section 3.
That the terms and provisions of this ordinance shall
be deemed to be severable, and that if the validity of the zoning
affecting any portion of.the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein:

Section 4.
That any person or corporation violating any of the
terms and provisions of this ordinance shall be subject to the
same penalties provided for in said Chapter 42 of the Code of
Ordinances of Beaumont,",Texas.
