ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PAR-
TICULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS
INDICATED UPON THE ZONING MAP OF THE CITY OF BEAU-
MONT REFERRED TO IN SECTION 42-9 OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE
CLASSIFICATION OF A 34.549 -ACRE TRACT OF LAND OUT
OF THE FRENCH LANDS IN THE A. WILLIAMS-LEAGUE IN
BEAUMONT., JEFFERSON COUNTY, TEXAS, AS DESCRIBED
HEREIN, PRESENTLY ZONED 41R-141 TO 11C -11t; PROVIDING
FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT; TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The. City of Beaumont, referred to in Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following described property, presently zoned i1R-111, Single -
Family Dwelling District, to 11C -14t, Neighborhood Commercial District,
to wit:
BEING a 34.549 acre tract of land out of the French
Lands in the A. Williams :League in Beaumont, Jeffer-
son County, Texas, and being more particularly de-
scribed as follows:
BEGINNING at an iron pipe in the East line of the H.'
Williams League and in the West line of the A. Williams
League and in the centerline of a drainage ditch; said
iron pipe also locating the southwest corner of Block
11 of French Heights Addition same as delineated in the
replat of Block 11 of French Heights Addition plat that
is recorded in Vol. 8 page 31 of the Map Records of
Jefferson County, Texas; said iron pipe also locating
a Southwest and beginning corner of a tract of land
herein described;
THENCE South 53 degrees 15 minutes East with the South -
most line of said Block 11 of French Heights Addition
430.20 feet to a concrete monument for corner;
THENCE North 43 degrees 38.5 minutes East 255.33 feet
to a point in the centerline of a drainage ditch on the
East line of said Block 11 of French Heights Addition
for corner;
THENCE South 53 degrees 41.5 minutes East 346.58 feet
to a concrete monument for corner;
THENCE North 36 degrees 08.5 minutes East 70.70 feet
to a concrete monument for corner;

THENCE South 53 degrees 51.5 minutes East 290.28 feet
to a concrete monument for corner;
THENCE North 36 degrees 08.5 minutes East 57.35 feet
to a concrete monument for corner;_
THENCE North 56 degrees 13.5 minutes East 244.46 feet
to a concrete monument for corner;
THENCE South 40 degrees 51 minutes East 200.79 feet to
a concrete monument in the Northmost line of French
Road, a 60 foot width road;
THENCE North 64 degrees 22 minutes East with the North -
most line of French Road 267.49 feet to a point for
corner;
THENCE North 4.0 degrees 37 minutes West parallel to and
142 feet from the Westmost right-of-way line of U.S.
Highway No. 69 a distance of 2082.26 feet to a point
for corner on the common line between Lot 101 and Lot
102 of the replat of Block 11 of French Heights Addition;
THENCE South 32 degrees 22 minutes west 66.61 feet to
a concrete monument locating the Eastmost corner of Lot
No. 110 and the Northmost .corner of Lot No. 109 of a
replat of Block 11 of French Heights Addition;
THENCE South 23 degrees 15 minutes. West with the South-
east line of said Lot No. 110 a distance of 259.90 feet
to a point for corner; .
THENCE North 52 degrees 32 minutes West with the South -
most line of said Lot No. 110 a distance of 196.96 feet
to a point for corner;
THENCE South 33 degrees 03 minutes West parallel to and
200 feet from the Southmost right-of-way line of West
Lucas Drive 65.16 feet for corner;.
THENCE North 89 degrees 55.5 minutes West 10.83 feet to
a point for corner in the Westmost line of the A..Wil-
liams League and the Eastmost line of the F. Bigner Sur-
vey and the centerline of a drainage ditch;
THENCE South 0 degrees 37 minutes East with the Westmost
line of the A. Williams League and with the centerline
of a drainage ditch 1103.90 feet to the place of begin-
ning; containing in area 34.549 acres of land, more or
less;
and the official Zoning Map of The City of Reaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations con-
tained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, effective October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinabove shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.
.Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same pen-
alties provided for in the said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
