ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CITY OF
BEAUMONT REFERRED TO IN SECTION 42-9 OF THE CODE
OF ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE
CLASSIFICATION OF A 2.245 -ACRE TRACT OF LAND IN
THE A. SAVARY LEAGUE IN THE CITY OF BEAUMONT, JEF-
FERSON COUNTY, TEXAS, AS DESCRIBED HEREIN, PRESENTLY
ZONED "R-1" TO "C -11t; AND BY CHANGING THE CLASSIFI-
CATION OF',:'AN 18:705 -ACRE TRACT OF LAND IN THE T. H.
LANGHAM SUBDIVISION, H. WILLIAMS SURVEY, ABSTRACT
S63 IN THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS DESCRIBED HEREIN, PRESENTLY ZONED "R -1't TO "R -21r;
PROVIDING FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of The City of Beaumont, referred to
in Section 42-9 thereof, is hereby amended by changing the zoning
classification of the following described property, presently zoned
a
ttR-11t, Single -Family Dwelling District, to "C-111, Neighborhood Com-
mercial District, to wit:
Being a 2.245 -acre tract of land in the A..Savary
League, Beaumont, Jefferson County, Texas, and
comprising parts of Lots Nos. 1, 2 and 3 of Block
13 of Wescalder Fig Acres Subdivision, said tract
including one-half of bounding streets rights-of-
way and said tract more fully described as follows:
Beginning at a point in the centerline of the 60 -
foot wide Humble Road, said point being North a
distance of thirty (30) feet from the Northwest
corner of Lot 1, Block 1, of South Amelia Addition;
Thence North along East lines of Lots 8, 7, 6, 5,
4, and 3 of Unit S of South Amelia Addition for a
distance of 397 feet to the Southwest corner of Lot
9 of said Unit 5;
Thence East along South line of said Lot 9 crossing
L.N.V.A. Canal of one-half of South Major Drive for
a distance of 246.3 feet to street centerline;
Thence South along centerline for a distance of 397
feet to intersection with centerline of Humble Road;

Thence West along centerline for a distance of
246.3 feet to place of beginning;
Containing in Area 2.245 acre of land, more or
less;
and by changing the zoning classification of the following described
property, presently zoned t1R--111, Single -Family Dwelling District,
to "R-.211, Two --Family and Multiple Dwelling District, to wit:
Being an 18.705 -.acre tract of land in Block C
of the T. H. Langham,Subdivision, H. Williams
Survey, Abstract 56, Jefferson County, in City
of Beaumont, Texas, more fully described as
follows:
Beginning at the southwest corner of the herein
described tract, said corner being located in the
east line of Dowlen Road and the west line of
Block C of the T. H. Langham Subdivision, said
corner being located North zero degrees ten minutes
thirty seconds East (N. 000 10? 3011-E.) a distance
of one -thousand two hundred seventy-seven and
ninety -.seven one -hundredths (1,277.97t) feet from a
concrete monument marking the southwest corner of
lot 6, Block C of the T. H. Tangham Subdivision;
Thence along the first course and along the east
line of Dowlen Road and the West line of Block C
of the T. H. Langham Subdivision North zero degrees
ten minutes thirty seconds East (N. 000-10T 30" E.)
for- a distance of four hundred ninety --three and one
one-hundredth (493.011) feet to a point for corner;
Thence along the second course and along the south -
line of a sixty (60) foot wide drainage ditch ease-
ment North fifty --four degrees eighteen minutes
twenty-three seconds. East (N. 540 181 23'1 E.) for a
distance of one thousand six hundred thirty-five and
forty-eight one-hundredth (1,635.481) feet to a
point for corner in the west line of Block J of the
T. H. Langham Subdivision;
Thence along the third course and along the east line
of the herein described tract and the west line of
the aforementioned Block J of the T. H. Langham Sub-
division South one degree seventeen minutes zero
seconds East (S. 010 171 00" E.) for a distance of
nine hundred fifty and four one --hundredths (950.041)
feet to a point for corner;
Thence along the fourth course South eighty-eight
degrees forty-three minutes zero seconds West (S. 880
431 0011 W.) for a distance of six hundred eighty and
zero one --hundredth (680.00?) feet to a point for cor-
ner;
Thence along the fifth and final course 'South fifty-
four degrees eighteen minutes twenty-three seconds
West (S. 540 181 2311 W.) for a distance of eight
hundred twenty --six and forty-six .one-hundredth
(826.467 feet to the place of. beginning;

Containing in area eighteen and seven hundred five
one -hundredths (18.705) acres of land, more or
less; and including one half of the bounding streets;
and the official Zoning Map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property herein. -
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinabove shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of the property described herein.
Section ¢.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same pen-
alties provided for in the said Chapter ¢2 of the Code of ,Ordinances
of Beaumont, Texas.
