AS INDICATED UPON THE ZONING MAP OF THE CITY OF
BEAUMONT REFERRED TO IN SECTION 42.-9 OF THE CODE
OF ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE
CLASSIFICATION OF A 2.923 -ACRE TRACT OF LAND IN
THE A. WILLIAMS LEAGUE, IN THE CITY OF BEAUMONT,
JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN, FRES_
ENTL.Y ZONED ttR.,ltt TO ttR--2i4 • AND BY CHANGING THE
CLASSIFICATION OF TWO TRACTS OF LAND IN THE A.
WILLIAMS LEAGUE IN THE CITY OF BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS DESCRIBED HEREIN, PRESENTLY ZONED

PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of The City of Beaumont, referred to
in Section 42-9 thereof, is hereby amended by changing the zoning
classification of the following described property, presently zoned
"R-ltt, Single. -Family Dwelling District, to ttR-211, Two --Family and
Multiple Dwelling District, to wit:
BEING a 2.923 -.acre tract of land in the A. Williams
League, Beaumont, Jefferson County, Texas, said
tract fronting 387 feet on north side of Brickyard
Road and fronting 268 feet on East side of North 10th
Street, said tract comprising all of acreage tracts
Nos..103, 109, 226, and 227, and part of acreage
tract No. 104, all in Tax Plat D--13, and said tract
being more fully described as follows:
BEGINNING at point of intersection of centerlines
of the 50 -foot wide Brickyard Road and the 50 -foot
wide North 10th Street;
THENCE East with centerline of Brickyard Road a dis-
tance of 412 feet;
THENCE North a distance of 395 feet to point in North
line of Tract 104;
THENCE West a distance of 65 feet to Northwest corner
of Tract 104;
THENCE South a distance of 102 feet. to Northeast cora
ner of Tract 103;
a U-Lsud
Street;
THENCE South with centerline of North 10th Street
a distance of 293 feet, to place of beginning, con-
taining in area 2.923 acres, more or less;
and by changing the zoning classification of the following described
property, presently zoned "R.-111, Single -.Family Dwelling District, to
"R-311, Modified Two --Family and Multiple Dwelling District, to wit:
BEING two (2) tracts of land in the A. Williams
League, Abstract 385, Beaumont, Jefferson County,
Texas, as follows:
TRACT A: Being the East 170.40 feet of Lot One
(1) Block Three (3), French Subdivision, fronting
170.40 feet on South side of Delaware Street and
429.36 feet on East side of Eastex Freeway and
429.54 feet on West side of 16th Street -and being
1.680 acres of land, more or less; and including
one half of bounding'Streets;
TRACT B: Being a 2.670 -acre tract of land in the
A. Williams League fronting a total distance of
1,426.63 feet on the East .side of Eastex Freeway;
said tract B being more fully described as follows:
BEGINNING at a point in the east right. -of -way line
of.Eastex Freeway distant 429..36 feet southward
from the'South line of'Delaware Street;
THENCE Southward with said East right: -of. -way line
by the following bearings and distances:

THENCE N. 00° 131 4511 W. a distance of 1416.811 to
point in South line of Lot 1, Block 3, French .Sub$-i-
vis:ion;
THENCE S. 89- 191 4011 W. a distance of 116.40 feet
to place of beginning, containing 2.670 acres,
more or less; and including one half of bounding
streets;
and the official Zoning Map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property herein. -
above described shall be subject to all of the applicable regula-
tions contained in Chapter 42 of the Code of Ordinances of Beaumont,

Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
.Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same pen-
alties provided for in the said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
