OF ORDINANCES OF BEAUMONT, TEXAS,.AND IN PARTICULAR
THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF THE CODE OF ORDINANCES OF
BEAUMONT, TEXAS, BY CHANGING THE CLASSIFICATION OF
THE HEREINAFTER DESCRIBED TRACTS OF LAND, IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, FROM
THEIR ''RESENT CLASSIFICATION TO THE HEREINAFTER
DESIGNATED CLASSIFICATION; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42--9 thereof, is hereby amended by changing the zoning classification
of the following described tracts of land, .presently zoned TIRE--ltr,
Single --Family Dwelling District, to ttC-117 Neighborhood Commercial
District, to wit:
ttBeing two (2) tracts or parcels of land in Block
No. 7 of Fourth Street .acres Addition to the City
of Beaumont, in the David Brown Survey, Jefferson
County, Texas, described as follows:
ttTRACT NO. 1:
"BEING the North 170 feet of Lots 10, 11 and 12 of
Block 7 of Fourth Street Acres; and being 300 feet
wide in East-West dimension parallel to Washington
Boulevard; and containing in area 1.171 acres of
land, more or less, and including one --half of the
width of bounding street;
"TRACT N0..2
ttBEING.the North 170 feet of Lot 13 and the North
40 feet of the West 60 feet of Lot 14 of Fourth
Street Acres; and being 160 feet wide in East--
West dimension parallel to'Washington Boulevard
along South line of Tract No. 2, and containing
in area 0.445 acres of land, more or less;sr
and by changing the zoning classification of the following described
tract of land, presently zoned ttR-ltt, Single --Family Dwelling Dis-
trict, to "C-211, Central Commercial District, to wit:

Beaumont, in the David Brown Survey, Jefferson
County, Texas, described as follows: .
ttTRACT N.O. 3:
ttBEING the West 60 feet of Lots 4 and 5 of Block 7
of Fourth Street Acres; and being 180 feet wide
in North. -South dimension parallel to South 4th
Street; and containing in area 0.248 acres of
land, more or less;t?
and by changing the zoning classification of the following described
property, presently zoned ttR--ltt, Single. -Family Dwelling District, to
'tI-111, Dight Industrial District, to wit:
'?Four (4) tracts or parcels of land (herein designated
Tracts -Nos. 4, 5, 6 and 7), being Portions of Blocks
27 and 28 of the T. H. I.angham Subdivision in the C.
Williams Survey, City of Beaumont, Jefferson County,
Texas. said portions being the portions of Blocks 27
and 28 which lie on the south side of Washington
Boulevard; more fully described as follows:

ttBEING a 2.44 acre tract of land, more or less, in
the.Southwest corner of Block 27, fronting 338 feet
on the South side of Washington Boulevard and being
adjacent to the West line of Block 27, and said
tract being 239 feet deep in North-South dimension;
and including one. -.half of all bounding streets;
"TRACT NO. 5
''BEING a 0.53 acre tract of land, more or less, in
the.South interior portion of Block 27, fronting
96 feet on South side of Washington Boulevard and
being 338 feet East of the West line -of Block 27
and being 239 feet deep on West boundary.and 237.8
feet deep on East boundary; and including one --half
of all bounding streets;

ttBEING a 2.36 acre tract of land, more or less, in
the.Southeast corner of Block 27, and adjacent to
South line of Block 27, fronting 434 feet on the
South side of Washington Boulevard and being
approximately 237 feet deep in North. -South dimen-
sion; said 2.36acre tract being the South part of
the Ruby B. Taylor, et al five acre tract in the
southeast -one-fourth of Block 27; and including
one --half of all bounding_ streets;

'?BEING a 4.78 acre tract of land, more or less, in
the.South part of Block 28, and adjacent to the
South line of Block 28, fronting 868 feet on the
South side of Washington Boulevard and being

8.and 9) in the H. Williams League, in the City of
Beaumont, Jefferson County, Texas, more fully
described as follows:
"TRACT NO. 8:
BEING the 2.0 Acre Polk Tract of land lying on the
South Side of Calder Avenue in the vicinity of its
intersection with Thomas Road; said tract of land
being West of Broadway Place Addition and Bast of
Fulbright Place Addition; and including one-half
of bounding street; and said tract being more fully
described as follows:
Beginning at -the Southwest corner of Broadway Place
Addition in the North line of the Abandoned 100»
feet wide Missouri. Pacific Railroad right. -of -way,
same corner being the Southeast corner of the
Tract No. 8 herein described;
Thence North along the West line of Lots 23, 24
and 25 of Block 1 of Broadway Place Addition and
the West line of the Nall Tract for a distance of
662.6 feet to point in the South line of Calder
Avenue;
Thence Southwesterly along the South line of Calder
Avenue by the following courses:
I. S 59"00? W, 100 feet
2. S 56°40? W, 100 feet;
Thence S 0.6°031 E along the West line of the Polk
Tract and the East line of Lots 4 and 5 of Fulbright
Place ,(addition for a distance of 562.7 feet -to
Southeast corner of Fulbright Place Addition in the
North line of .Abandoned Missouri Pacific Railroad;
Thence N 88011? E along
abandoned railroad for
the place of beginning;
the said North line of
distance of 110 feet, to
Containing in area 2.0 acres of land, more or less.
"TRACT NO. 9:
BEING the 2.7 Acre Nall Tract of land lying on the
South Side of Calder Avenue in the vicinity of its
intersection with Thomas Road;. said tract lying

West and North of Broadway Place Addition and East
of the 2.0 acre Polk Tract; and including one-half
of bounding street; aad said tract being more fully
described as follows
Beginning at the most westerly Northwest corner of
Broadway Place Addition, same point being the
Northwest corner of Lot 26: of Block 1 of said addi-
tion and said point also being the Southwest corner
of the tract herein described;
Thence N 899;391 E along the North line of Lots 26,
27, 28, 29 and -30 of aforesaid Block 1 for a distance
of 345 feet;
Thence N O10071 E along the West line of Lots 32,
33, 34, 35 and -36 of the said Block 1 for a distance
of 297.58 feet to point in 'the. South line of Calder
Avenue;
Thence in Westerly direction along the South line of
Calder Avenue for a distance of 354.44 feet to the
Northeast corner of the Polk tract;
Thence S OIQ071 W along the common line of the Nall
Tract and the Polk Tract of land for a distance of
342.6 feet to the place of beginning, containing in
area 2.7 acres of land, more or less.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, effective October 19, 1958, as amended.
Section 3.
.That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any portion of the property described hereinabove shall be
declared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms and
provisions of this ordinance shall be subject to the same penalties
provided for in the said Chapter 42 of the Code of Ordinances of
Beaumont, Texas.
