ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE CODE
OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PARTICULAR
THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF THE CODE OF ORDINANCES OF BEAU--
MONT, TEXAS, BY CHANGING THE CLASSIFICATION OF THREE
(3) TRACTS OF LAND IN THE W. B. DYCHES SURVEY, IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS DE-
SCRIBED HEREIN, PRESENTLY ZONED "R -lit TO ttC_ltt, ttI-11t
AND 111-1115 RESPECTIVELY; ' PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following described tract of land, presently zoned rrR--11t,
Single -Family Dwelling District, to "C--111 Neighborhood Commercial
District, to wit:
ttTRACT NO. 1:
"BEING a 24.23. -acre tract of land lying on the west
side of Eastex Freeway (U.S. Highway 69--96-.287) and
lying North of Lawrence Drive and lying Northeast
and East of the centerline of the abandoned Southern
Pacific Railroad right of way;
"Beginning at a Gulf States Utilities Company monu-
ment in the west line of aforesaid highway and in the
south line of the Gulf States Utilities Company Fee
property;
i1THENCE South 110 22.51 East along the west line of
said highway for a distance of 1536.50 feet to a high-
way monument;
41THENCE South 05° 41.51 East continuing along west line
of highway for a distance of 402.00 feet to a highway
monument;
"THENCE South 080 45.51 East continuing along west line
of highway for a distance of 550.60 feet to highway
monument;
"THENCE South 11° 22.51 East continuing along west line
of highway for a _ distance of 175.70 feet to a point in
the centerline of the abandoned Southern Pacific Rail-
road;
"THENCE in a northwesterly direction along the center-
line of the abandoned S. P..Railroad right of way,
same being 100 feet wide, by the following courses:

'TENDING at a one inch pipe in the south line in the
Gulf States Utilities right of way;
TTTHENCE South 890 49.51 East along the south line of
G.S.U. right of way for a distance of 480.25 feet to
the point of beginning;
"CONTAINING in area 24.23 acres of land, more or less;
TTAND including one half of the width of all bounding
street right of way; TT
and by changing the zoning classification of the following described
tract of land, presently zoned TTR-111, Single --Family Dwelling Dis-
trict, _to TTI -ITT, Light Industrial District, to wit:
"TRACT NO. 2.
TTBEING a 108.75 acre tract of land lying north of
Lawrence Drive and lying South of and adjacent to the
Gulf States Utilities Company right of way;
"BEGINNING at a G..S.U. monument in the east line of
Eastex Freeway and in the south line of G.S.U. Company
fee property, said monument lying South 110 23.00?
East a distance of 94.54 feet from the monument mark-
ing the southwest corner of the Texas Highway Depart-
ment District 20 Headquarters;
"THENCE South 110 23.00? East along the east line of
the Eastex Freeway for a distance of 1481.46 feet to
a highway monument;
"THENCE South 170 07.5? East continuing along east
line of highway for a distance of 401.85 feet;
TTTHENCE South 14° 00? East continuing along east line
of highway for a distance of 550.56 feet to a highway
monument;
TTTHENCE South 110 25.00? East continuing along east
line of highway for a distance of 867.25 feet to a
point in the centerline of the abandoned Southern
Pacific Railroad right of way;
''THENCE South 41° 28.00t East along the centerline
of the abandoned S.P. Railroad, same being 100 feet
wide, for a distance of 576.68 feet to a point for
corner;
"THENCE North 470 22.51 East along the northerly
boundary of Suburban Acres -Subdivision for a distance
of 868.40 feet to the northeast corner of Lot 5,
Block 5, Suburban Acres Addition;
"THENCE North 350 31.51 East along the northerly line
of Suburban Acres for a distance of 552.46 feet to a
Point in the north line of Block 6 of Suburban Acres;
"THENCE North 110 231 West a distance of 2486.88 feet
to a point for corner in the south line of G.S.U.
right of way;
"THENCE North 820 041 West along south line of G.S.U.
right of way for a distance of 1279.57 feet to a
G.S.U. monument;
"THENCE North 89° 52.001 West continuing along south
line of G.S.U. right of way for a distance of 298.47
feet to the place of beginning;
"CONTAINING in area 108.75 acres of land, more or less;
'LAND including one half of the width of all bounding
street right of way;tt
and by changing the zoning classification of the following described
Property, presently zoned ttR-12t, Single -Family Dwelling District, to
ttl--ltt, Dight Ind.ustr- al District, to wit:
"TRACT NO. 3:
"BEING a 6.898 --acre tract of land lying on the east side
of Eastex Freeway and lying South of and adjacent to
Texas Highway Department District 20 Headquarters and
lying North of the south line of the Gulf States Utili-
ties Company right of way; said tract comprising portions
of the G.S.U. Company fee property and the Tennessee
Gas Transmission Company right of way;
"BEGINNING at the G.S.U. monument in the east line of
Eastex Freeway and in the south line of G.S.U. Company
fee property, said monument lying South 110 23.001
East a distance of 94.54 feet from the monument marking
the southwest corner of the Texas Highway Department
District 20 Headquarters;
"THENCE North 110 23.001 West along the east line of
Eastex Freeway for a distance of 94.54 feet to the
monument marking the southwest corner of Highway
Headquarters property;
"THENCE North 860 27.2t East along south line of High-
way Headquarters property for a distance of 1390.50
feet to the southeast corner of Highway Headquarters
Property;
ttTHENCE South 280 54.71 East for a distance of 406.70
feet to a point in the south line of the G.S.U. Com-
pany right of way;
'tTHENCE-North 82° 00 West along south line of G.S.U.
right of way for a distance of 1279.57 feet to a
G.S.U. monument;
ttTHENCE North 890 52? West along south line of G.S.U.
right of way for a distance of 298.47 feet to the
place of beginning;
ttCONTAINING in area 6.898 acres of land, more or less;
ttAND including one half of the width of all bounding
street right of way;"
and the official Zoning Map of The City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, effective October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the valddity of the zoning af-
fecting
f-fecting any portion of the property described hereinabove shall be
declared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms and
provisions of this ordinance shall be subject to the same penalties
provided for in the said Chapter 42 of the Code of Ordinances of
Beaumont, Texas.
