CODE OF 'ORDINANCES OF BEAUMONT, TEXAS, .AND IN PARTIa-
CULAR THE BOUNDARIES OF THE ZONING DISTRICTS AS
INDICATED UPON THE ZONING MAP OF THE CODE :OF ORDI--
NANCES OF BEAUMONT, TEXAS, BY CHANGING THE CLA.SSIFI-
CATION OF A 26.634 --ACRE TRACT OF LAND OUT OF THE
DONAHOE AND CASHEN TRACT IN THE CHARLES WILLIAMS SUR-
VEY, AS DESCRIBED HEREIN; A 172 -.ACRE TRACT OUT OF A
200.33 -ACRE TRACT OF LAND IN THE C. WILLIAMS SURVEY,
ABSTRACT 59, AS DESCRIBED HEREIN; AND AN 82.52 -ACRE
TRACT OF LAND OUT OF THE CHARLES WILLIAMS 'SURVEY AND
OUT.OF THE CASHEN AND D ONAHOE TRACT, AS DESCRIBED
HEREIN; ALL. IN THE CITY OF BEAUMONT, JEFFERSON COUNTY,
TEXAS, PRESENTLY ZONED .11R --31r AND "C -let TO `"I_ltt;

BE IT ORDAINED BY THE CITY 0'F BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42--9 thereof, is hereby amended by changing the zoning classification
of the following described tract of land, presently zoned

11R -31r, /Two -Family and Multiple Dwelling ' District, and "C-1tt, Neigh-
borhood Commercial District, to "I--ltt, Light Industrial District,
to wit
All that certain tract or parcel of .land, being a
twenty-six and six hundred thirty" 'four' thousandths
(26.634) acre tract out of the Donahoe and Cashen
Tract in the Charles:Wlliams Survey, Jefferson_.
County, Texas;
The beginning corner being the Northeast corner of
the tract herein described, said corner being jo
Gated, in the South line of Washington Boulevara at
the point of intersection with the East line of the
Charles Williams Survey, also being -the Eastli..ne
of the Donahoe and.Cashen Tract, said corner being
marked by a concrete monument;
THENCE North eighty-eight degrees forty-three minutes
twenty seconds West (N. 880 OT -201t W.) along the
South line of Washington Boulevard, an eighty (80)
foot wide street, and the North line of the Tract
herein described, a distance of nine hundred and zero
hundredths (900.00) feet to an iron pin for corner;

THENCE South zero degrees fifty-two minutes thirty
seconds East (S. 0° 521 3011 E.) along the West line
of the tract herein described a distance of twelve.

line being parallel to the South line of Washington

dredths (900.00.) feet to an iron pin for corner;
said corner being located in the :East line of the
Charles Williams Survey and also in the East line
of the Donahoe and Cashen Tract;
THENCE North zero degrees fifty-two minutes thirty
seconds West (N. 00 521 3011 W.) along the East line
of the Charles Williams.Survey and the East line of
the Donahoe -and Cashen Tract and the tract herein
described a distance of twelve hundred ninety and
zero hundredths (1290.00) -feet to the point of be-
ginning, containing in area twenty-six and six hun-
dred thirty-four thousandths (26.634) acres of land,
including a fifty (501) feet wide drainage easement
along the East line of the tract herein described;,
and also included one-half of all bounding street
rights of way;
and by changing the zoning classification of the following described

BEING a parcel of land out of and a part of a 200.33
acre tract of land in the C. Williams Survey, Abstract
59, Jefferson County,.Texas, said 200.33 acre tract
being conveyed by Tyrrell.Combest Realty Company to
The Broussard Trust by deed dated Dec. 4, 1931, and
recorded in Volume 362, Page 90, Deed Records of Jef-
ferson County, Texas, said parcel being more particu-
larly described as follows:
BEGINNING at the point of intersection of the North
right-of-way line of Interstate Highway 10 and the
East line of the Broussard Tract and the West line of
the Williams -Cockrell Tract, said point being S. 0°
501 W. and 4352.79 feet, more or less, from the North-
east corner of said Broussard tract and the centerline
of Washington Boulevard;

line of Interstate Highway 10, a distance of 80.84

THENCE S. 510 281 W. continuing along the north
right. -of --way line of Interstate Highway 10 a . dis-
tance of 341.13 feet to a galvanized pipe for a
corner; said corner being the point of intersection
of the North right-of-way line of Interstate High-
way 10 and the West line of the Broussard Tract
and the East line of the 1.569 acre tract conveyed
by the Estate of Clyde E. Broussard, et al, to the
Steinhagen Oil Company, by deed dated May 5, 1965;
THENCE N. 470 311 W. a distance of 369.03 feet to
a galvanized pipe (said pipe being the Northeast
corner of a two and one --half acre tract known as
the South one-half of the North one-half of the East
one --half of Block 1 of the T..H. Langham Subdivision);
THENCE N. 00 SOLE. along the -West line of the Brous-
sard tract a distance of 5437.60,feet, more or less,
to the Northwest corner of said tract, said point
being the centerline of Washington Blvd.;
THENCE in an Easterly direction along the centerline
of Washington Blvd., which is the North line of said
Broussard tract, a distance of 1587.60 feet to the

with the South line of the C. Williams League 2059.00
feet to a concrete monument locating the Southwest
corner of the Cashen and Donahoe Tract in the South-

right-of-way line of Hillebrandt Bayou 313.30 feet;

feet to a point in the Northeast right-of-way line of

THENCE South with said common line 4312 feet, more or
less, to the place of beginning, containing 82.52
acres of land, more or less; and also including one-
half of all bounding street rights of way;
and the official Zoning Map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
.amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning af-
fecting any -portion of the property described hereinabove shall be
declared to be invalid, the same shall not affect the validity of
the zoning of the balance of.the property described herein.
Section 4.
That any person or coporation violating any of the terms
and provisions of this ordinance shall be subject to the same penal-
ties provided for in the said Chapter 42 of the Code of Ordinances
of Beaumont, Texas.
