ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE CODE
OF ORDINANCES OF BEAUMONT,,TEXAS,.AND IN PARTICULAR
THE BOUNDARIES OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF THE CODE OF ORDINANCES OF BEAU-
MONT, TEXAS, BY CHANGING'THE CLASSIFICATION OF A POR-
TION OF BLOCK ONE (1). NORTH BLANCHETTE ADDITION IN
THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS DE-
SCRIBED HEREIN, PRESENTLY ZONED "R -21t TO 11C-2v;'✓AND
BY CHANGING THE CLASSIFICATION OF A 3.38 -ACRE TRACT
,OF LAND IN THE H WILLIAMS LEAGUE IN THE CITY OF BEAU-
MONT, JEFFERSON COUNTY, TEXAS, AS DESCRIBED HEREIN,
PRESENTLY ZONED ,TTR-ltt TO TTR-21t;. AND BY CHANGING THE
CLASSIFICATION OF A TRACT OF LAND IN THE NOAH TEVIS
SURVEY AND H. WILLIAMS LEAGUE, IN THE CITY OF BEAUM+ONT,
JEFFERSON COUNTY,-TEXAS,.AS DESCRIBED HEREIN, PRESENTLY
ZONED TTR--ltt AND TTR-3tt, TO 11C -1i1; PROVIDING FOR SEVER-
ABILITY; AND PROVIDING.A PENALTY.
BE IT' ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section, 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred'to in Section
42-9 thereof, is hereby amended by changing the zoning classification.
of the following described tract of land, presently zoned ttR-21t, Two-
Family:and Multiple Dwelling District, to ttC-21t, Central Commercial
District, to wit:
BEING all of Lots 4 and 9 and the North one half of.
Lot $, Block 1, and twenty-five feet by twenty-five
feet (254 x 25t) off the East end of the North one
half of Lot $-.,'Block 1, North Blanchette Addition to
The City of Beaumont, Texas, and including one half
of all bounding street rights of way;
and by changing the zoning classification of the following described
tract of land, presently zoned "R -l", Single -Family Dwelling District,
to ??R-2tt, Two -Family and Multiple Dwelling District, to wit;
BEING a 3.38 -acre tract out of the H. Williams
League in The City of Beaumont, Jefferson County,
Texas, and beingmore particularly described as
follows:
FOR a locative corner begin at the Northwest corner
of Block 4. of Caldwood Forest Addition;
THENCE North for a distance of 40 feet to a point
in the centerline of Hillebrandt Bayou;
THENCE East along the centerline of Hillebrandt
Bayou for a distance of 148 feet to the point of
beginning and the Southwest corner of the tract of
land herein described;
THENCE North along a line that is parallel to and
148 feet 'East of the East line of Maplewood Addition
for a distance of 995 feet to a point for corner in
the South line of Broadway Place Addition;
THENCE East along the South line of Broadway Place
Addition for: a distance of 160 feet to a point for
corner;
THENCE South along a line that. is parallel to and.
308 feet East of the East line of Maplewood Addition
for a distance of 995 feet to a point for corner in
the centerline of Hillebrandt Bayou;
THENCE 'Nest along the centerline of Hillebrandt Bayou
for a distance of 148 feet to the point of beginning,
containing 3.38 -acres of land, more or less;
and by changing the zoning classification of the following described
tract of land, presently zoned ITR--1?t, Single --Family Dwelling Di stri.c-�,
and "R--3", Modified Two --Family and Multiple Dwelling District, to
'rC_111, Neighborhood Commercial District, to wit
BEING a,33.62 --acre tract of land outof the Noah Tevis
Survey and the H. Williams League in The City of Beau-
mont, Jefferson County, Texas, and being more particu-
larly described as follows:
FOR a locative corner begin at_the Northwest corner of
Block 4 of Caldwood Forest.Addition;
THENCE North for a distance of 40 feet to a point for
corner in the centerline of Hillebrandt Bayou;
THENCE East along the centerline of Hillebrandt Bayou
for a distance of 308 feet to the point of beginning
and the Southwest,corner of the herein described tract
of land;
THENCE North along a line that is parallel to and 308
feet East of ;the East line of Maplewood Addition for a
distance .of 995 feet, more or less, to a point for cor-
ner in the South line of Broadway Place Addition;
THENCE 'East along the South line of Broadway Place Addi-
tion for a distance of 583 feet, more or less, to a con-
crete monument locating the Southeast corner of Broadway
Place Addition;
THENCE South for a distance of 50 feet to the center-
line of the abandoned Missouri Pacific Railroad right
of way;
THENCE "East along the center of the abandoned Missouri
Pacific Railroad right of way for a distance of 782
feet, more or less, to the centerline of 23rd Street;
THENCE South along the centerline of 23rd Street for 'a
distance of 648 feet, more or less, to the centerline
of Laurel Avenue;
THENCE West along the centerline of the extension of
the Laurel Avenue for a distance of 100 feet, more or
less, to a point for corner inthe east right--of-way
line of the Drainage Districtts 100 feet wide right of
way;
THENCE South along the said east right -of --way line for
a distance of 721 feet, more or less, to a point for
corner in the centerline of Hillebrandt Bayou;
THENCE in a Northwesterly direction along the center-
line of Hillebrandt Bayou to the place of beginning,
containing 33.62 acres of land', more or less;
and the official Zoning Map of The City of Beaumont is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be.subject to all -of the applicable regulations
contained in Chapter .42 of -the -Code of Ordinances of Beaumont, Texas,
adopted August 19, 1958, effective October 19, 1958, as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning affect-
ing any portion of the property described hereinabove shall be de-
clared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms and
provisions of this ordinance shall be subject to the same penalties
provided for in the said Chapter 42 of the Code of Ordinances of-
