ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN PAR-
TICULAR THE BOUNDARIES OF THE ZONING DISTRICT'S AS,
INDICATED UPON THE ZONING MELT' OF THE CODE OF. ORDI-
NANCES OF BEAUMcONT, TEXAS, BY CHANGING THE GI,AISSI-
FIGATION OF A 55 --ACRE TRACT OF LAND AT THE INTER-
SECTION OF EAST LUCAS AND CONCORD ROAD IN THE CITY
OF BEAUMONT., JEFFERSON COUNTY, TEXAS, AS DESCRIBED
HEREIN, PRESENTLY ZONED "C--1it AND 'rR--3" TO "C--lt';
AND BY CHANGING THE CLASSIFICATION OF A PORTION OF
BLOCK SIX (6), FRENCH HEIGHTS AIDDITION TO THE CITY
OF BEAUMONT, JEFFERSON COUNTY, TEXAS,.AS DESCRIBED
HEREIN.' PRESENTLY ZONED "R-1" AND "R. --31r AND 'sC,-1",
TO "C-111; AND BY CHANGING THE CLASSIFICATION OF A
PORTION OF BLOCK SIX (6), FRENCH HEIGHTS ADDITION
TO THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS DESCRIBED HEREIN., PRESENTLY ZONED "R_111 AND "R.-311,
TO t4R-.21t; PROVIDING FOR SEVERABILITY: AND PROVIDING
A. PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:.
Section 1.
That Chapte 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of -The City of Beaumont, referred
to in Section 42.-9 thereof, is hereby amended by changing the"
zoning classification of the following described tract of land,
presently zoned "C_ 1t, Neighborhood Commercial District'?, and
"R_31?, Modified Two Family and Multiple Dwelling District, to 11C -11t.,
Neighborhood Commercial District, to wit:
BEGINNING at the intersection of the centerline of
East Lucas nd'Concord Road, said point being the
most northerly corner of the herein described tract
of land;
THENCE along the centerline of Concord Road to the
intersection of the northeasterly extension of the
centerline of Pinkston Drive, said point being the
most easterly corner of the herein described tract
of land;
THENCE along the centerline of Pinkston Drive to
the intersection of the centerline of U. S. Highway
69, 96 and 287, said point being the most southerly
corner of the herein described tract of land;
THENCE along the centerline of Highways 69, 96 and
287 to the intersection of the southwesterly.exten-
sion of the centerline of East Lucas, said point
being the most westerly corner of the herein de-
scribed tract of land;
THENCE along the centerline.of'East Lucas to Ahe
intersection of the centerline of Concord Road,
said point being the most northerly corner and the
point of beginning for the herein described tract
of land and containing 55 acres' _ iiiore or less;
and by changing the zoning classification of the following de-
scribed tract of land, presently zoned S8R_ltt, Single --Family Dwell-
ing District,_"R-3tr,.Modified Two -Family and Multiple Dwelling
District, and ttC--1tt, Neighborhood Commercial District, to "C -l" I
Neighborhood Gommer,cial District, to wit:

of'Lot 33, Block 6, French HeightsAddition, H.
Williams'Survey to The City of Beaumont, Jeffer-
son County, Texas, and one half of the abutting
street right of way;
and by changing the zoning classification of the following de-
scribed tract of land, presently zoned ttR-ltt, Single --Family Dwell-
District

L.ots.33, save and except the most easterly 150
feet, 34, 35, 40 and 44, Block 6, French Heights
addition, H. Williams Survey to The City of Beau -
wont, Jefferson County, Texas, and one half of
the abutting street right of way;
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property herein. -
above described shall be subject to all of the applicable regula-
tions contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted :august 19, 1958, effective October 19, 1958, as
amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to. be severable, and ._that if thevalidity of the zoning

affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of'the zoning of the balance of -t --the property described herein.
Section ¢.
That any person-br corporation violating any of the terms
and provisions of this ordinance shall be subject to the same pen-
alties provided for in•the said Chapter ¢2 of the Code of Ordinances
of Beaumont, Texas.

THENCE along the centerline of 'Righways 69, 96 and
287 to the intersection of the southwesterly exten-
sion of the centerline of East Lucas, said point
being; the most westerly corner of the herein de-
scribed tract of land;
THENCE along the centerline of East Lucas to the
intersection of the centerline of Concord Road,
said, point being the most northerly corner and'the
