AND PROVIDING FOR SEVERABILITY: AND PROVIDING A
PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
Section 1.
That Chapter 42 of the Code.of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, referred
to in Section 42-9 thereof, is hereby amended by changing the
zoning classification of the following described tract of land,
presently zoned itR-lAtt,.Single-Family Residential District, and
itC-»lit, Neighborhood Commercial District, to ."R-1tt, Single -Family
Dwelling District, to wit:
BEGINNING with the'intersection of the South right-
of-way line of State Highway 105 and the East
right -of --way line of,Walker Road;
THENCE South 00 22? 30" West for a distance of
2349.21 feet to the intersection of the.East right-
of-way line of Walker Road and the Westerly right -
of --way line of the -Lower_ Neches Valley Authority
Canal right of way;
THENCE North 430.07? East along the Westerly right -
of --way line of said Canal for a distance of 3197.14
feet;
THENCE_North 840 Olt West along the South right-
of-way line of Highway 105 for a distance of
166.12 feet;
THENCE North 880 431 301? West along said Highway
right--of--way line for.a distance of 596.42 feet;
THENCE South 890 231 30" West along said Highway
right. -of -way line for a distance of 1409.15 feet
to the point of -beginning; said land containing
40.91 acres, more or less, and one half of the
width of the abutting street right of way;
and by changing the zonigg classification of the following de-

and by changing the zoning classification of the following de-

subdivision in the Wesley B. Dyches League,
Jefferson County, Texas, containing 114.116

amended to reflect such changes.
Section 2.
That in all other respects the use of the property here-
inabove described shall be subject to all of the applicable regu-
lations contained in Chapter 42 of the Code of Ordinances of
Beaumont, Texas, adopted August 19, 1958, effective October 191.,-
1958.,

Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, .the same shall not affect the validity
of the zoning of the.balance of the property described herein.
Section 4.
That;any person or corporation violating any of the terms
and provisions of -this ordinance shall be subject to the same
penalties provided for in the said Chapter 42 of the Code of Ordi-
nances of Beaumont, Texas.
