ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND.
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON ,THE'ZONING MAP
OF THE'CODE OF ORDINANCES OF BEAUMONT, TEXAS,
BY CHANGING THE CLASSIFICATION OF TWO TRACTS
OF LAND, IN THE FRENCH SUBDIVISION,'A PART OF
THE A. WILLIAMS SURVEY, AND A PORTION -OF BLOCK
EIGHT (8), OAKCLIFF SECOND ADDITION, IN THE
CITY OF BEAUMONT3 JEFFERSON.COUNTY, TEXAS,
AS DESCRIBED HEREIN, PRESENTLY ZONED"R-1" TO
11R-21', PROVIDING FOR SEVERABILITY; AND PROVIDING
A PENALTY.
BE IT'ORDAINED BY .THE CITY OF BEAUMONT, TEXAS.
.Section.l.

That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of'.The City of Beaumont, referred
to in Section -42-9 thereof, is hereby amended bychanging the
zoning classification of the following described tracts of land
presently zoned "R-1", Single Family Dwelling District, to 11R-211
,
Two Family and Multiple Dwelling District, to wit:
TRACT I.
ALL that certain -strip, tract, lot, or parcel of land
situated in the, French- Subdivision,"a part of the A.
Williams Survey, Jefferson.Coun_ty, Texas, and being
a part of Lot Number Seven (7) in Block Number Four:.
(4) of .said French Subdivision, Jefferson County, Texas
as per map or plat of said subdivision on record
in the office of -the County Clerk of Jefferson.County;
Texas, reference to which is here -,made for a more
perfect description; said strip, tract,:lot or parcel
of land being more particularly described by metes
and bounds as follows, to wit
BEGINNING at.the northeast,corner:.of Lot #7 in Block -
#4 of said French Subdivision, stake for' -corner;
THENCE West along the north boundary line of said Lot
#7 a distance of 145.5'feet to'stake for.corner,.and
being the place of beginning;
THENCE West along the north ..boundary line.of ,said Lot
#7 a distance of 139.1 feet to stake.for corner;
THENCE South and parallel to'the east. line of said Lot
#7 a distance of 313.1_:feet to stake for corner.;
THENCE 'East along the 'south -boundary. line of said Lot"
#7 a distance,of 139.1 feet to stake for corner;'
THENCE North and parallel to the east line of said
Lot #7 a distance of 313.1 feet to stake for corner
and being the place of beginning.and containing one
acre of land, more or less, and one-half of the abutting
street right of way.
TRACT TT
A portion of Block No. 8 of the Oakcliff Second Addition
to The.City of Beaumont, Jefferson County, Texas,
according to the map or plat of said addition recorded
in the County Clerk's office to which reference is here
made for further and more particular description of
said property and premises; said tract being 138.8 feet
fronting on Hyde .Park•Right of Way and containing the
western (3) part of Lot 2, all'of Lot 3, and eastern
part of Lot 4, all out of the Block 8 of Oakcliff
Second Addition; said tract of land being more
.particularly described as follows:
BEGINNING at the Southwest corner of Lot No. 7 of
Block No. 4 of the French Subdivision of the A.
Williams Survey, according to the map or plat
of said addition of record in Vol. 3', page 228
Map Records of Jefferson County, Texas.;
THENCE East along the south line of said Lot 7,
Block 4 for a distance of 410.9 feet to the FIRST
AND BEGINNING CORNER of the tract herein described;
THENCE Continuing East along :this same south line of
said Lot 7, Block 4 fora distance of 138.8 feet;
THENCE South for a distance of 21.3 feet parallel with
the West border of Lot 7, of Block 4;
THENCE West along the south line of.Block 8 of the
Oakcliff Second Addition for a distance of'138.8 feet;
THENCE.North parallel to the West border of -Lot 7,
Block 4 of the French Subdivision for a distance
of 21.3 feet back to'the beginning point of this tract,
and one-half of the abutting street right of way.
SAID tracts (I and II).containing 1.0667 acres, more
or less.
and the official Zoning Map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in .all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations
contained in.Chapter 42 of the Code of.Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958,
as amended.

Section 3,
That the -'-terms and provisons of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of'the balance of the property described herein.
Section 4.
That -any person or corporation violating any of the ---terms
and provisions of this ordinance shall be subject to the same
penalties provided for in the said Chapter 42 of the Code of
Ordinances of Beaumont, Texas.
