ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF,THE CITY OF
BEAUMONT, TEXAS, BY CHANGING THE CLASSIFICATION
OF A TRACT OF LAND BOUNDED BY THE CENTERLINE OF
WASHINGTON BOULEVARD; THE CENTERLINE OF FANNETT
ROAD, AND THE CENTERLINE OF 11TH STREET, IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY TEXAS AS
DESCRIBED HEREIN, PRESENTLY -ZONED ?'R-3.11, �'C
11C-2" AND "I-111, TO "R-1", 11R-211; "R-3",
AND "C-211, RESPECTIVELY; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS.
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in,.:•Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following described tracts of land, presently zoned "C-1",
Neighborhood Commercial District, and "C-2", Central Commercial
District, to "C-1" Neighborhood Commercial District, to wit:
"Block 3, Lots 1 through 10, Carver Terrace
Addition to The City of Beaumont, Texas."
and by changing the zoning classification of the following described
tracts of land, presently zoned "R-3" Modified Two -Family and
Multiple Dwelling District, and "C-1" Neighborhood Commercial District
to
to "R-211, Two -Family and Multiple Dwelling District, to wit:
"Block 2, Lots 14 through 26; Block 1, Lots 16
through 30, Carver Terrace Addition to the City
of Beaumont, Texas; and
Block 2, Lots 7 through 22; Block 4, Lots 1
through 4, Dixie Terrace Addition to The
City of Beaumont, Texas; and
"Block 3, Lots 1 through :7,. Block, 4,. -Lot 3,
or -oris Addition to The City of Beaumont,
Texas; and
Block 38, Lots 1 through 6; Block 31, Lots 1
through 22; Block 30, Lots 1 through 14, West

and

and by changing the zoning classification of the following described
tracts of land, presently zoned "R-3", Modified Two -Family and
Multiple Dwelling District, and "C-1", Neighborhood Commercial
District, to "C-1", Neighborhood Commercial District, to"wit:
"Block 1, Lots 1 through 11, Dixie Terrace
Addition to The City of Beaumont, Texas; and
"Block 5, Lots 1 through 8, Booker Heights
Addition to The City of Beaumont, Texas,:"
and by changing the zoning classification of the following described
tracts of land, presently zoned "R-3", Modified Two -Family and
Multiple Dwelling District and "C-1", Neighborhood Commercial
District, to 11R-311, Modified Two- Family and.Multiple Dwelling
District, to wit:
"Block 5, Lots 1 through 6; Block 4, Lots
5 through 10; Dixie Terrace Addition to The
City of Beaumont, Texas; and
"Block 30, Lots 15 through 20; Block 38, Lots
7 through 12, West Oakland Extension to The
City of Beaumont, Texas; and

and by changing the zoning classification of the following described

Dwelling District, to wit:

Addition to The City of Beaumont, Texas; and

to The City of Beaumont, Texas; and

City of Beaumont, Texas."
and by changing the zoning classification of the following described
tracts of land, presently zoned "R-3".. Modified Two Family and
Multiple Dwelling District and 1°C-2", Central Commercial District,
to "C-211, Central Commercial District, to wit:
"Block 24, Lots 9 through 16; Block 17, Lots
4 through 6 and Lots 21 through 23; Block 14,
Lots 4 through 6 and Lots 21 through 24;
Block 7, Lots 4 through 7 and Lots 20 through

and by changing the zoning classification of the following described

Multiple Dwelling District, and "C-2", Central Commercial District,
to "R-1" Single Family Dwelling District, to wit:
"BLock 6, Lots 1 through 17 and 24 through 40;
Block 4, Lots 1 through 10, Lucky Five Addition
to The City of Beaumont, Texas; and
"Block 4, Lots 1 through 3, West Oakland Addition
to The City of Beaumont, Texas."
and by changing the zoning classification of the following described
tracts of land, presently zoned "R-3", Modified Two Family and
Multiple Dwelling District, to "R-1" Single Family Dwelling District,
to wit:.

Lots 1 through 4; Block 7, Lots 1 through

and by changing the zoning classification of the following described
tracts of land, presently zoned "I-1", Light Industrial District,
"C-1", Neighborhood Commercial District, and "R-3" Modified Two
Family and Multiple Dwelling District,to "R-3", Modified Two Family
and Multiple Dwelling District, to wit:
"Block 11, Lots 15 through 20, West Oakland
Addition to The City of Beaumont, Texas."

and by changing the zoning classification of -the following described
tracts of land, presently zoned "C-21°, Central Commercial District,
"C-1" Neighborhood Commercial'District, and "R-3", Modified Two
Family and Multiple Dwelling District, to "C-2" Central Commercial
District, to wit:
BEGINNING at the intersection of the center line
of State Highway 124 or Fannett Road (120 foot
right-of-way) and the center line of 11th Street
-(120 foot right-of-way);
THENCE in a Northerly direction along the center
line of 11th Street (120 foot right-of-way) to a
point for corner, said point being the intersection
of the center line of 11th Street (120 foot right-
of-way) and the westerly extension of the most
southerly line of Blocks 22, 23 and 24 of the
Oakland Addition to The City of Beaumont, Jefferson
County, Texas;
THENCE in an Easterly direction along the most
southerly line of Blocks 22, 23, and 24 of the Oakland
Addition to The City of Beaumont, Jefferson County,
Texas, to a point,said point bang the intersection
of the center line of State Highway 124 or Fannett
Road (120 foot right-o.f-way) with the easterly
extension of the most southerly line of Blocks
223 23 and 24 of the Oakland Addition to The City
of Beaumont, Jefferson County, Texas;.
THENCE in a Southwesterly direction along the center
line of State Highway 124 or Fannett Road (120 foot
right-of-way) to the point of beginning, containing
10 acres of land more or less.
and by changing the zoning classification of the following described
tract of land, presently zoned "R-3", Modified Two Family and Multiple
Dwelling District, to "R-2" Two Family and Multiple Dwelling District,
to wit:
BEGINNING at the intersection of the center line of
Waverly Avenue (60 foot right-of-way) and the center
line of Iola Street (60 foot right-of-way)
THENCE in a Westerly direction along the center line
of Waverly Avenue (60 foot right-of-way) to a point
for corner, said point being the intersection of the
center line of Waverly Avenue and Dolores Street;
THENCE in a Northerly direction along the center line
of Dolores Street to a point for corner, said point
being the intersection of the center line of Dolores
Street and the center line of Elinor Avenue, (60 foot
right-of-way)

THENCE in an.Easterly direction along the center
line of Elinor Street (60 foot right-of-way) to a
point for corner, said point being the intersection
of the center line of Elinor Street (60 foot right-
of-way) and the center line of Iola Street(60 foot
right-of-way)
THENCE in a.Southerly direction along the center line
of Iola Street to the point of beginning, containing
3.3 acres of land, more or less.
and the official Zoning Map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
Sectinn 3_
That the::terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of" -,the property described hereinabove shall be
declared to be invalid, the same shall not affect the validity of the
zoning of the balance of the property described herein.
Section 4.
That any person or corporation violating.any of the terms and
provisions of this ordinance shall be subject to the same penalties
provided for in the said Chapter 42 of the Code of Ordinances of
Beaumont, Texas.
