ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE
CLASSIFICATION OF TWO TRACTS OF LAND, IN THE T. H.
LANGHAM ESTATE OF THE J. W. BULLOCK LEAGUE, IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
DESCRIBED HEREIN, PRESENTLY ZONED "R-3" and "C-1"
TO "I-111; PROVIDING FOR SEVERABILITY; AND PROVIDING
A PENALTY.
BE IT ORDAINED BY THE,CITY OF BEAUMONT, TEXAS.
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42-9 thereof, is hereby amended by changing the zoning classification
of the following described tracts of land, presently zoned "R-3"
Modified Two -Family and Multiple Dwelling District, and "C-111
,
Neighborhood Commercial District, to "I-1", Light Industrial District,
to wit:
TRACT I.
A field note -description of 1.6.263 acres being a part
of and out of Lots 1, 2 and 3 of Block H of the T. H.
Langham Estate of the J. W. Bullock League Abstract 7
in Jefferson County, Texas, and being more particularly
described by metes and bounds as follows:
COMMENCING at a point being the northwest corner of
the J. W. Bullock League;
THENCE North 89042' East a distance,of 1127.82 feet
plus or minus, along and with the south right-of-way
line of Wa's:hington Blvd. Extension to a point for corner;
THENCE South 410 37' West a distance of 1687.51 feet
plus or minus, along and with the northwest right-of-way
line of the relocated Hillebrandt drainage ditch to a
point for corner;
THENCE North 00 18' West a distance of 1256.25 feet,
plus or minus, along and with the east boundary line
of the C. Williams League to the POINT OF BEGINNING;
and one-half of the abutting street right-of-way.
TRACT II.
A field note description of approximately 32.1 acres
being a part of and out of Lots 5 and 6 of Block H
of the T. H. Langham Estate of the J. W. Bullock
League, Abstract 7 in Jefferson County, Texas, and
being more particularly described by metes and bounds
as follows:
COMMENCING at a point being the southwest corner of
Lot 63 of Block H of the T. H..Langham Estate;
THENCE North 000 18' West a distance of 900.98 feet
along and with the west boundary of J. W. Bullock
League to a point for corner and marking the beginning
of a curve;
THENCE in an easterly direction along and with the south
right-of-way of Interstate Highway 10. and Loop 251
being the arc of a circular curve havin6 a radius of
1743.871 feet and a central angle of 57 18' 22" to the
right a distance of 1744.19 feet to a point of tangency
being the intersection.of the arc and the west right-of-
way of the Hillebrandt Bayou easement;
THENCE South 410 37' West along and with the west
right-of-way of the Hillebrandt Bayou easement a
distance of 650.00 feet to the intersection of the west
right-of-way of Hill'ebrandt Bayou easement and the
south lot line of Lot 6 of Block H of the T. H.
Langham.Estate to a point for corner;
THENCE South 890 42' West along and with the south lot
line of Lot 6 of Block H.of the T. H._Langham Estate
a distance of 1113.25 feet to the POINT OF BEGINNING;
and one-half of the abutting street right-of-way.
and the official Zoning Map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations
contained in -Chapter 42 of the Code of Ordinances>6f._Beaumbht,•'.Texa�,
adopted August 19, 1958, effective October 19, 1958, as amended.
Sectinn 3_
That the terms and provisions of this ordinance shall be'deemed
to be severable, and that if the validity of the zoning affecting
any portion of the property.described hereinabove shall be declared
to be invalid, the same shall not affect the validity of the zoning
of the balance of the property described herein.
Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in the said Chapter 42 of The Code of
Ordinances of Beaumont, Texas.
