ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON.THE ZONING MAP OF THE CODE OF
ORDINANCES OF BEAUMONT, TEXAS, BY CHANGING THE
CLASSIFICATION.OF A TRACT OF LAND SITUATED ON THE
SOUTH SIDE OF PRUTZMAN ROAD AND WEST OF DOWLEN ROAD,
IN THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS DESCRIBED HEREIN, PRESENTLY ZONED "R -1A" TO
"R-2"; PROVIDING FOR SEVERABILITY; AND PROVIDING
A PENALTY.
BE IT ORDAINED BY.THE CITY OF BEAUMONT, TEXAS.
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont, Texas,
and in particular the boundaries of the zoning districts as indicated
upon the Zoning Map of The City of Beaumont, referred to in Section
42-9 thereof, is.hereby amended by changing the zoning classification
of the following described tracts of land, presently zoned "R -IA"..
Single Family Residential District, to "R-2", Two -Family and Multiple
Dwelling District, to wit:
BEGINNING at a 1/2 inch iron rod for the northeast
corner of the herein described tract said corner being
west along the south line of Prutzman Road a distance
of 245.5 feet from a 3./4 inch iron pipe which marks
the point of intersection of the south line of Prutz-
man Road a sixty foot wide right-of-way with the
northerly line of the former fifty foot right-of-way
of the Missouri Pacific Railroad Company;
THENCE with the east line of the herein described tract
of land South zero degrees forty-nine minutes East
(S OOo 49' E) for a distance of one hundred ten and
thirty one -hundredths (110.30) feet to a 1/2 inch iron
pin for the southeast corner of the herein described
tract, said corner being in the northerly line of the
aforesaid fifty foot (50') wide right-of-way formerly
owned by the Missouri Pacific Railroad Company and said
corner also being in the arc of a curve to the right;
THENCE with the northerly line. of the .said fifty foot
(50') wide right-of-way and along the arc of a curve
to the right having a central angle of 5 degrees 37
minutes 03 seconds and a radius of 5704.65 feet for an
arc distance of 559.31 feet to a 1/2 inch iron rod
for corner said corner being the southwest corner of
the herein described tract;
THENCE North 00 degrees 49 minutes West with the west
line of the.herein described tract of hand and the
west line of said called 2.67 acre tract for a distance
of 303.20 feet to a 1/2 inch iron rod for corner in the
south line of said Prutzman Road for the northwest
corner of the herein described tract of land;
THENCE with the south line of said Prutzman Road and
the north line of the herein described tract of land
North 89 degrees 11 minutes East for a distance of
524.75 feet to the place of beginning, said tract
being a part of that certain 2.67 acre tract conveyed
to Lawrence Harmon Sr. by deed dated March 4, 19203
from T. H. Langham and said tract being located in
the Charles Williams.League A-59, City of Beaumont,
Jefferson County, Texas; and one-half of the abutting
street right-of-way.
and the official zoning map of The City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958, as
amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable,_and that if the validity of the zoning
affecting::.anypoft on of the property described hereinabove shall
be declared to be invalid, the same shall not affect the validity
of the zoning of the balance of the property described herein.

That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in the said Chapter 42 of the Code of
Ordinances of Beaumont, Texas.
