ORDINANCE NO.
ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF THE
CODE OF ORDINANCES OF BEAUMONTy TEXAS' AND IN
PARTICULAR THE BOUNDARIES OF THE ZONING DISTRICTS
AS INDICATED UPON THE ZONING MAP OF THE CITY OF
BEAUMONT REFERRED TO IN SECTION 42-9 OF THE CODE
OF ORDINANCES OF BEAUMONT2 TEXAS,,, BY CHANGING THE,
CLASSIFICATION OF PORTIONS OF LOTS 2 AND 10, BLOCK
5y ROSEDALE SUBDIVISION, SECOND REPLAT, CITY OF
BEAUMONT, JEFFERSON COUNTY, TEXAS„ DESCRIBED HERE-
IN' PRESENTLY ZONED ttR-11t TO ttC-2t'; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONTI TEXAS:
Section 1.
That Chapter 42 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts
as indicated upon the Zoning Map of The City of Beaumont, referred
to in Section 42-.9 thereof, is hereby amended by changing the zon-
ing classification of the following described property, presently
zoned ttR--ltt, Single -Family Dwelling District, to "C -21t, Central
Commercial District, to wit:
Portions of Lots 2 and 10, Block 5, Rosedale Sub-.
division, second replat, City of Beaumont, Jeffer-
son""County, Texas, bounded -and described as follows:
BEGINNING at intersection of centerline of Eastex
Freeway with North line of Lot 2;
THENCE S. 430 45t W. 282.4 feet to northwest corner
of Lot 2 and Northeast corner -of Lot 10;
THENCE S. 890 23t W. 73.1 feet to northwest corner
of Lot 10;
THENCE S. 000 37t E. 17506 feet along west line of
Lot 10;
THENCE N. 890 231 E. 247.1 feet to east line of Lot
10;
THENCE S. 46° �5t E. 7.5 feet along east line of Lot
10 to southwest corner of Lot 2;
THENCE N. 43° 457 E. 28204 feet along south line of
Lot 2 to centerline of Eastex Freeway;
THENCE N. 46° 15t W. 251.0 feet to place of beginning;
CONTAINING in area 2.273 acres, more or less;
and the said official Zoning Map of The City.of Beaumont is hereby
amended to. reflect "such change.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regula-
tions contained in Chapter 42 of the Code o.f'Ordinances of Beaumont.,
Texas' adopted. August 19., 1958., effective October 19., 1958, as
amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable.and that if the validity of the zoning
affecting any portion of the property described hereinabove shall
be declared to be invalid, the same shall not -affect the validity
of the zoning of the balance of the property described herein.
Section 4.
That any.person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in the. said Chapter 42 of the Code of Ordi-
nances of Beaumont, Texas.
