BE IT ORDAINED BY THE CITY OF BEAUMONTy TEXAS:

That Chapter 42 of the Code of Ordinances -of Beaumont., Texas;.,
and in particular the boundaries of the zoning districts as indicated
upon the .zoning map of The City of Beaumont referred to in Section
42-9 thereof., is hereby .amended by changing the zoning cla.ssificati-on
of the.following described property., presently zoned "R -31t, Modified
Two. -Family and Multiple Dwelling ,District., and ttC-.21t,, Central Com-
mercial District., to ttC„2,tt., Central Commercial District., to wit:
BEING a -240 -acre tract of land in the J. W. Bullock -
Survey and -the J., A. Veatch Survey., Beaumont., Jeffer-
son County., Texas., and being partly in the M. C. Cart-
wright., Annie T. Warren and Iowa Colony Subdivisions;
and said 240"acre tract being bounded on the south by
the centerline of Loop 251 (Cardinal Drive -West) and
on the East by the easterly right--of.-way line of the
Southern Pacific Railroad; said 240 --acre tract being
more fully described as follows:
BEGINNING at the point of intersection of the center-
line of -Loop 251 with the west line of M. C. Cartwright
Subdivision and the point of intersection of said

Section 2.
That in all :-other.. respectsthe use -of the- property herein-
above described shall be subject to all of the applicable regula-:
ti -ons contained .in Chapter .42' of the Code of" Ordinances of 'BeaumoiitP
Texas., adopted .August 19� 1958.:,, .effective -October 19:1958., as.
amended.

That the. terms. and pr.ovlsio,ns of, this ordinance shall be"
deemed to be severable and that if, the validity "of the .zoning ,af.-
,f:ecting any portion of the property described hereinabove shall be,
declared to. be .invalid., ,the -same. shall 'not' affect .the validity of
the zoning,of the balance of the property described herein.

That any person or corporation violating any of the terms
:and provisions of this ordinance.shall be subject to the same pen-
alties provided for in the said Chapter 42 of the Code of Ordinances
of Beaumont Texas.
