OF THE CITY OF BEAUMONT TO EXECUTE AND DELIVER
A DEED TO ELEANOR PERLSTEIN WEINBAUM, INDIVIDUALLY
AND AS TRUSTEE OF THE TRUST CREATED UNDER THE
WILL OF MAMIE GORDON PERLSTEIN, DECEASED, OF
JEFFERSON COUNTY, TEXAS, CONVEYING (1) A TRACT
OF LAND CONTAINING 11,683 SQUARE FEET AND BEING
A PORTION OF THE NOW ABANDONED MISSOURI PACIFIC
RIALROAD RIGHT OF WAY BEING BETWEEN BLOCK 4 AND
BLOCK 5 OF LAUREL HEIGHTS SUBDIVISION IN THE
NOAH TEVIS SURVEY OF BEAUMONT, JEFFERSON COUNTY,
TEXAS, AND (2) A TRACT OF LAND CONTAINING 5,318
SQUARE FEET AND BEING A PORTION OF THE NOW
ABANDONED MISSOURI PACIFIC RAILROAD RIGHT OF
WAY AND A PORTION OF LAUREL HEIGHTS PARK IN
THE NOAH TEVIS SURVEY IN BEAUMONT, JEFFERSQQ
COUNTY, TEXAS, AS DESCRIBED HEREIN.
BE IT ORDAINED BY THE CITY OF BEAUMONT, TEXAS:
That the Mayor be and he is hereby authorized to execute and
deliver for and on behalf of The City of Beaumont a deed without
warranty conveying to Eleanor Perlstein Weinbaum, Individually
and as Trustee of the Trust created under the Will of Mamie
Gordon Perlstein, Deceased, the following described tracts of
land, to wit:
TRACT T_
BEING a portion of the now abandoned Missouri Pacific
Railroad right of way that lies between Block 4 and
Block 5 of Laurel Heights Subdivision in the Noah Tevis
Survey in Beaumont, Jefferson County, Texas, and being
all that said railroad right of way that lies North of
Laurel Avenue and South of a line that is parallel to
Laurel Avenue and 63.70 feet North of Laurel Avenue and
being more particularly described by�metes and bounds
as follows:
BEGINNING at a stake in the North right of way line of
Laurel Avenue and in the West right of way line of the
100 foot width right of way of the now abandoned'
Missouri -Pacific Railroad;
THENCE North 89 degrees 25 minutes East with the North
line of Laurel Avenue 183.40 feet to a stake locating the
Southeast corner of the tract herein described;
THENCE North 57 degrees 32 minutes 30 seconds West with
the Eastmost xnght of way line of said railroad right of
way 116.83 feet to a stake for corner;
THENCE South 89 degrees 25 minutes West parallel to and
63.70 feet from the North line of Laurel Avenue 183.40
feet to a stake for corner in the Westmost right of way
line of the said now abandoned railroad right of way;
TRACT II.
BEING a portion of the now abandoned Missouri Pacific
Railroad right of way and.a portion of Laurel Heights
Park in the Noah Tevis Survey in the Beaumont, Jefferson
County,.Texas, and being more particularly described
by metes and bounds as follows:
FOR locative point begin at a steel rod in the East
right of way line of 23rd Street and the North right
of way line of the now abandoned Missouri Pacific
Railroad right of way; said steel rod also locating
the Southwest corner of Block No. 2 of Laurel Heights
Subdivision;
THENCE South 1 degree 19 minutes 30 seconds East with
the East right of way line of 23rd Street 100 feet
to a concrete monument;
THENCE North 88 degrees 21 minutes 30 seconds East
parallel to and 100 feet from the south line of said
Block No. 2 of Laurel Heights Addition 245.34 feet
to a point on the centerline of that portion of
the now abandoned Missouri -Pacific Railroad right
of way that leads Southeast; said point also locating
the Northwest and beginning point of the tract of land
herein described;
THENCE in a Southeasterly direction with the centerline
of the now abandoned Missouri. Pacific Railroad right
of wa.y.and with the arc of a curve whose radius is
1909.88 feetand whose central angle is 6 degrees 11
minutes and 10 seconds an arc distance of 206.21 feet
to a point for corner;
THENCE North 1 degree 19 minutes 30 seconds West 57.61
feet to a concrete monument for corner in the North
line of the Laurel Heights Park;
THENCE South 88 degrees 21 minutes 30 seconds West
197.89 feet to the place of beginning containing
5318 square feet of land.
The Mayor is authorized to execute the above mentioned
conveyance as part of a trade of property for the purpose of
squaring off and adding to Laurel Heights Park;and the City
Clerk is hereby authorized to attest to said instrument and
to affix the Seal of The City of Beaumont thereto.
