ENTITLED AN ORDINANCE AMENDING CHAPTER 42 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS AS INDICATED UPON THE ZONING MAP OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, BY
CHANGING THE CLASSIFICATION OF CERTAIN TRACTS
OF.LAND NORTH AND SOUTH ALONG DELAWARE STREET,
EAST OF CONCORD ROAD AND WEST OF RENAUD STREET
IN THE CITY OF BEAUMONT, JEFFERSON COUNTY,
TEXAS, AS DESCRIBED HEREIN,.PRESENTLY ZONED
"R -1P1 AND "C-111 TO "C-11' ; PROVIDING FOR SEVER-
ABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY.OF BEAUMONT, TEXAS:
Section. 1.
That Chapter 42 of the Code of Ordinancesof Beaumont, Texas,
and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of The City of Beaumont, referred
to in Section 42-9 thereof, is hereby amended by changing the
zoning classification of the following described tracts of land,
presently zoned "R -l" Single-family dwelling district and "C-1"
Neighborhood Commercial district to "C-1'_' Neighborhood Commercial
district, to wit:
ALL that certain property situated in The City of Beaumont,
Jefferson County, Texas, and more particularly described
as follows, to wit:
Lots 1 through 9, B1ock.2, Cousins .Second Addition to
The City of Beaumont, Jefferson County, Texas;
Lots 1 through 9, Block 2, Gold Hill Annex Addition to
The City of Beaumont, Jefferson County, Texas;
Lots 1 through 3, Block 1, Gold Hill Annex Addition to
The Cityof Beaumont, Jefferson County, Texas
Lots 7 through 9, Block 12, Gold HillS'econ.d Addition to
The City of Beaumont, Jefferson County, Texas;
Lots 11 through 13, Block 12, Gold Hill Second Addition to
The City of Beaumont, Jefferson County, Texas;
And containing 4.01 acres more or less and one-half of the
abutting street and alley right of way.
and an additional tract described as follows:
BEGINNING at a point in the southeast corner of Cordova
Street and Delaware Street, said point being at the
intersection ofthe most southerly right of way line of
the Delaware Street fifty (50') foot right of way and the
most easterly right of way line of the Cordova Street
forty (40) foot right of way;'
THENCE South along a line for a distance of 182.7 feet
to the southwest corner of the herein described tract
to point for corner, point lying on the most easterly
right of way line of Cordova Street;
THENCE East along a line for a distance of 126.6 feet to
the southeast corner of the herein described'tract to.
point for corner;
THENCE North along a line for a distance of 182.7 feet to
the northeast corner of the herein described tract to
point for corner, said point lying on the most southerly
right of way line of Delaware Street;
THENCE West along a line for a distance of 126.6 feet
to the place of beginning, containing .53 acres more or
less and one-half of the abutting street right of way.
and an additional tract described as follows:
BEGINNING at a point in the northeast corner of Cleveland
Street and Delaware Street, said point being at the
intersection of the most northerly right of way line of
the Delaware Street fifty (50) foot right of,way and the
most easterly right of way line of the Cleveland Street
sixty (60) foot right of way;
THENCE North along a line for a distance of 164.47 feet
to the northwest corner of the herein described tract to
point for corner, said point lying on the most easterly

THENCE Ea;stA along a line for a distance of 65.1 feet to
the northeast corner of the herein described tract to
point for corner;
THENCE South along a line for a distance of 164.47 feet
to the southeast -corner of the herein described tract to
point for corner, said point lying on the most northerly
right of way line of Delaware Street;
THENCE West along a line for a distance of 65.1 feet to the
place of beginning, and containing .24 acres more or less
and one-half of the abutting street right of way.
and the official.zoning map of The City of Beaumont is hereby
amended to reflect such changes.

Sectinn 2.
That in all other respects the use of the property hereinabove
described shall be subject to all of the applicable regulations
contained in Chapter 42 of the Code of Ordinances of Beaumont,
Texas, adopted August 19, 1958, effective October 19, 1958,
as amended.
Section 3.
That the terms and provisions of this ordinance shall be
deemed to be severable, and that if the validity of the zoning
affecting any portion of the property described hereinabove
shall be declared to be invalid, the same shall not affect the
validity of the zoning of the balance of the property.described
herein.
Section 4.
That any person or corporation violating any of the terms
and provisions of this ordinance shall be subject to the same
penalties provided for in the said Chapter 42 of the Code of
Ordinances of Beaumont, Texas.
