BE IT RESOLVED BY THE CITY COUNCIL
OF THE CITY OF BEAUMONT:
THAT the City Manager be and he is hereby authorized to execute a twenty(20)year lease
agreement, expiring on July 14, 2033, with Jefferson County, Texas (Lessor)for a rental
amount of$1.00 annually for property located at 3455 Sarah Street, Beaumont, Texas, to
be used for private education services, recreational, social and civic activities at the L.L.
Melton Family Life Center. The lease agreement is substantially in the form attached
hereto as Exhibit "A" and made a part hereof for all purposes.
PASSED BY THE CITY COUNCIL of the City of Beaumont this the 30th day of July,
2013.

Leased Premises: Being a portion of the South one-half(S. %)of Block Nineteen(19)in the M.C.
Cartwright Subdivision in the J.W.Bullock League of the City of Beaumont,
Jeflmon County,Texas,and described by metes and bawds as follows:
BEGINNING at an iron pin in the west line of Block Nineteen(19),said iron pin
markin;the division line of the north and south one-half of Block Nineteen(19);
said point being the northwest corner of the sough one-half of Block Nineteen(19)
and the southwest corner of the north one-half of Block Nineteen(19);
THENCE,East along the dividing line of the north and south one-half of Block
Nineteen(1.9)a distance of six hundred ninety-seven and five-tenths feet(697.5')to
an iron pin for corner,said iron pin being fifteen feet(l 5')west of the east line of
Block Nineteen(19);
THENCE,South 0'8'30"west along a line fifteen feet(15')from and parallel to
the east line of Block Nineteen(19)a distance ofthree hundred five and sixty-five
on hundredths feet(305.65')to an iron pin for corner in the south line of Block
Nineteen(19);
THENCE,West along the south line of Block Nineteen(19)a distance of six
hundred ninety-seven and five-tenths feet(697.5')to an iron pin for corner,said iron
pin being the southwest comer ofBlock Nineteen(19);
THENCE,North 0'8'30"east along the west line of Block Nineteen(19)a distance
of three hundred five and sixty-five one hundredths feet(305.65')to the PLACE OF
BEGINNING,said tract containing four and eighty-nine one hundredths(4.89)acres
more or less.
Lease Commencement Date: This Agreement will commence upon execution by Lessor and Lessee.
Lease Term: The term of this lease is for a term of Twenty(20)years,beginning on
July 15,2013 and terminating on July 14,2033.

Lease Kent: The total rent under this Lease is the sum of Twenty and No/100($20.00)
Dollars. LESSEE agrees to pay LESSOR said amount in annual
installments of One and No/l 00($1.00)Dollareach,beginning at the
execution of this Lease,and payable on the 15 day of June of each year
thereafter during the term of the Lease. LESSEE shall not be held in
default for nonpayment of rent unless and until LESSOR.give LESSEE
ten(10)days notice in writing of said nonpayment.
Permitted Lease Use: Recreational,education,social,and civic activities.
1. Lessee agrees to lease the Leased Premises for the Lease Term beginning on the Lease
Commencement Date and ending on the Lease Termination Date.
2. Lessee may sublet the lease premises,or any portion thereof,to an organization,public,
private or not-for-profit,that will be used for the purpose of providing recreational,
educational,social,and/or civic activities for the general public.
3. Lessee shall have no authority to incur any obligations on behalf of Lessor,and Lessor is not
obligated to furnish Lessee any equipment or improvements beyond those agreed to by the
parties.
4. Lease may be terminated by either the LESSOR or LESSEE for breach of any and all
provisions herein.
