ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE
PERMIT TO ALLOW A SELF-STORAGE WAREHOUSE
FACILITY IN A GC-MD(GENERAL COMMERCIAL-MULTIPLE
FAMILY DWELLING) DISTRICT LOCATED AT 75 N. MAJOR
IN THE CITY OF BEAUMONT, JEFFERSON COUNTY,
TEXAS.
WHEREAS,the City Council forthe City of Beaumont desires to issue a specific use
permit to JSJ, Joint Venture to allow a self-storage warehouse in a GC-MD (General
Commercial-Multiple Family Dwelling) District located at 75 N. Major, being Tracts 3 & 4,
Lot 2, Tracts 1 & 2, Lot 3, Beaumont Orange & Fig Co. Addition, City of Beaumont,
Jefferson County, Texas, containing 2.73 acres, more or less, as shown on Exhibit "A"
attached hereto; and,
WHEREAS, the City Council is of the opinion that the issuance of such specific use
permit is in the best interest of the City of Beaumont and its citizens, subject to the
hereinafter described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
THAT the statements and findings set out in the preamble to this resolution are hereby, in
all things, approved and adopted; and,
Section 1.
That a specific use permit to allow a self-storage warehouse in a GC-MD (General
Commercial-Multiple Family Dwelling) District located at 75 N. Major, being Tracts 3 & 4,
Lot 2, Tracts 1 & 2, Lot 3, Beaumont Orange & Fig Co. Addition, City of Beaumont,
Jefferson County, Texas, containing 2.73 acres, more or less, is hereby granted to JSJ
Joint Venture, its legal representatives, successors and assigns, as shown on Exhibit"A,"
attached hereto and made a part hereof for all purposes, subject to the following
conditions:
• An exclusive 10'wide waterline easement will need to be obtained for
the waterline with the fire hydrant if one has not already been
recorded; and,
• The existing sprinkler line will need to be separated from the dead-end
fire hydrant line.
Section 2.
That the specific use permit herein granted is expressly issued for and in
accordance with each articular and detail of the site Ian attached hereto as Exhibit B

and made a part hereof for all purposes.
Section 3.
That notwithstanding the site plan attached hereto, the use of the property herein
above described shall be in all other respects subject to all of the applicable regulations
contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended, as
well as comply with any and all federal, state and local statutes, regulations or ordinances
which may apply.
PASSED BY THE CITY COUNCIL of the City of Beaumont this the 7th day of
December, 2010.
