ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE
PERMIT TO ALLOW A LAW OFFICE IN A RCR-H/HC
(RESIDENTIAL CONSERVATION AND REVITALIZATION-
H/HISTORIC-CULTURAL LANDMARK PRESERVATION
OVERLAY) DISTRICT LOCATED AT 1792 BROADWAY IN
THE CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS.
WHEREAS,the City Council for the City of Beaumont desires to issue a specific use
permit to The Payne Firm, P.C. to allow a law office in a RCR-H/HC (Residential
Conservation and Revitalization-H/Historic-Cultural Landmark Preservation Overlay)
District located at 1792 Broadway, being the West 4' of Lot 3 and Lots 4-6, Block 11,
McFaddin Addition, City of Beaumont, Jefferson County, Texas, containing 0.49 acres,
more or less, as shown on Exhibit "A" attached hereto; and,
WHEREAS, the City Council is of the opinion that the issuance of such specific use
permit is in the best interest of the City of Beaumont and its citizens, subject to the
hereinafter described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
THAT the statements and findings set out in the preamble to this resolution are hereby, in
all things, approved and adopted; and,
Section 1.
That a specific use permit to allow a law office in a RCR-H/HC (Residential Conservation
and Revitalization-H/Historic-Cultural Landmark Preservation Overlay) District located at
1792 Broadway, being the West 4'of Lot 3 and Lots 4-6, Block 11, McFaddin Addition, City
of Beaumont, Jefferson County, Texas, containing 0.49 acres, more or less, is hereby
granted to The Payne Firm, P.C., its legal representatives, successors and assigns, as
shown on Exhibit'A" attached hereto and made a part hereof for all purposes, subject to
the following conditions:
• The applicant shall provide a parking lot with sixteen (16)parking spaces
plus 1 ADA parking space for a total of seventeen (17) spaces;
• The parking lot shall be paved with a pervious parking surface material
capable of accommodating vehicles up to five thousand (5,000) pounds
of gross vehicle weight and that allow the growth of lawn;
• Ingress/egress to the parking lot shall be off of the alley at the rear of the
property;
• Two foot tall shrubs shall be planted along the south end of the parking
lot;
• Monument signage only allowed; and,
• No exterior changes to the main structure.
Section 2.
That the specific use permit herein granted is expressly issued for and in
accordance with each particular and detail of the site plan attached hereto as Exhibit "B"
and made a part hereof for all purposes.
Section 3.
That notwithstanding the site plan attached hereto, the use of the property herein
above described shall be in all other respects subject to all of the applicable r
egulations
contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended, as
well as comply with any and all federal, state and local statutes, regulations or ordinances
which may apply.
