ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE
PERMIT TO ALLOW A BUS PARKING AND FUEL FACILITY
IN AN RS (RESIDENTIAL SINGLE FAMILY DWELLING)
DISTRICT LOCATED AT 1025 WOODROW IN THE CITY OF
BEAUMONT, JEFFERSON COUNTY, TEXAS.
WHEREAS,the City Council forthe City of Beaumont desires to issue a specific use
permit to Beaumont Independent School District to allow a bus parking and fuel facility in
an RS(Residential Single Family Dwelling)District located at 1025 Woodrow,as described
in Exhibit "A" and shown on Exhibit "B" attached hereto; and,
WHEREAS, the City Council is of the opinion that the issuance of such specific use
permit is in the best interest of the City of Beaumont and its citizens, subject to the
hereinafter described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That a specific use permit to allow a bus parking and fuel facility in an RS (Residential
Single Family Dwelling) District located at 1025 Woodrow is hereby granted to Beaumont
Independent School District, its legal representatives, successors and assigns, as
described in Exhibit"A" and shown on Exhibit"B" attached hereto and made a part hereof
for all purposes, subject to a modification to the landscaping/screening requirements along
the north and east property lines (8' tall vinyl chainlink fence and 7' wide landscape strip).
Section 2.
That the specific use permit herein granted is expressly issued for and in
accordance with each particular and detail of the site plan attached hereto as Exhibit "C"
and made a part hereof for all purposes.
Section 3.
Notwithstanding the site plan attached hereto, the use of the property herein above
described shall be in all other respects subject to all of the applicable regulations contained
in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended, as well as
comply with any and all federal, state and local statutes, regulations or ordinances which
may apply.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
THAT certain 7.40 acre tract out of the J. W. Bullock Survey, Abstract 7, Jefferson
County, Texas, being Tract 4 and part of Tract 3 of City Plat B-5, said 7.40 acres being
more particularly described by metes and bounds as follows:
BEGINNING at a 518" iron rod found at the intersection of the east right-of-way line of
Park Street and the south right-of-way line of Woodrow Avenue for the northwest corner
of the said 7.40 acre tract;
THENCE North 88°05'58" East along the said south right-of-way line of Woodrow
Avenue and the north line of the said 7.40 acre tract a distance of 313.00 feet (called
312.86 feet) to a point in the southwesterly line of a 50' wide Gulf States Utilities
Company right-of-way for the most northerly northeast corner of the said 7.40 acre tract;
THENCE South 52°42'34" East along the said southwesterly line of the 50' wide Gulf
States Utilities Company right-of-way and the northeasterly line of the said 7.40 acre
tract a distance of 543.37 feet (called 545.37 feet) to a 2" iron pipe found for the most
easterly northeast corner of the said 7.40 acre tract;

THENCE South 03'16'33" East along the east line of the said 7.40 acre tract a distance of
221.39 feet (called 221.55 feet) to a iron pipe found in the north right-of-way line of
Virginia Street for the southeast coiner of the said 7.40 acre tract,
THENCE South 86°43'27" West along the said north right-of-way line of Virginia Street
and the south line of the said 7.40 acre tract a distance of 679.43 feet (called 679.43 feet)
to a point for the southeast corner of Block 1 of the Thomas Alexander Addition and the
southwest corner of the said 7.40 acre tract;
THENCE North 03°03'19" West along the east line of said Block 1 of the Thomas
Alexander Addition and an interior line of the said 7.40 acre tract a distance of 484.41
feet (called 484.00 feet) to a 1 '/2" ion rod found for the northeast comer of said Block 1
of the Thomas Alexander Addition and an interior corner of the said 7.40 acre tract;
THENCE South 86°54'21" West along the north line of said Block 1 of the Thomas
Alexander Addition and an interior line of the said 7.40 acre tract a distance of 49.16 feet
(called 49.00 feet) to a 5/8" iron rod found in the said east right-of-way line of Park
Street for an exterior corner of the said 7.40 acre tract;
THENCE North 02°39'58" West along the said east right-of-way line of Park Street and
the west line of the said 7.40 acre tract a distance of 97.72 feet (called 99.95 feet) to the
POINT OF BEGINNING and containing 7.40 acres of land, more or less.
