ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT,TEXAS,AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED GC-MD (GENERAL
COMMERCIAL-MULTIPLE FAMILY DWELLING) DISTRICT
AND LI (LIGHT INDUSTRIAL) DISTRICT TO RS
(RESIDENTIAL SINGLE FAMILY DWELLING)DISTRICT FOR
PROPERTY LOCATED NORTH OF FANNETT ROAD AND
WEST OF 11TH STREET, BEAUMONT, JEFFERSON
COUNTY, TEXAS; PROVIDING FOR SEVERABILITY;
PROVIDING FOR REPEAL AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presentlyzoned GC-MD(General Commercial-Multiple Family Dwelling)
District and LI (Light Industrial) District to RS (Residential Single Family Dwelling) District
for property located north of Fannett Road and west of 11 th Street, as described in Exhibit
"A"and shown on Exhibit"B,"and the official zoning map of the City of Beaumont is hereby
amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property herein above described shall be
subject to all of the applicable regulations of the underlying zoning district as well as those
regulations contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as
amended.
Section 3.
That if any section, subsection, sentence, clause or phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
Being a tract or parcel containing 23.15 acres of land out of and a part of the J. W.
Bullock Survey, Abstract Number 7, Jefferson County, Texas, said 23.15 acre tract being
more particularly described by metes and bounds as follows:
Beginning at a found %" iron rod,being a point on the south line of West Oakland
Addition, Volume 2, Page 152, J.C.M.R., and the northwest corner of said tract;
Thence, South 00°06'32" West, a distance of 700.96 feet to a found 5/8" iron rod;
Thence, South 89'59' 43" East, a distance of 246.03 feet to a found 5/8" iron rod;
Thence, South 89°58'35" West, a distance of 846.68 feet to a found 5/8" iron rod;
Thence, South 00°01'48" East, a distance of 230.78 feet to a found axle;
Thence, South 00°06'32" West, a distance of 259.54 feet to a found 1" iron pipe;
Thence, North 00°05'05" East, a distance of 934.30 feet to a found 1" iron pipe;
Thence, South 89°54'12" East, a distance of 264.52 feet to a found concrete monument;
Thence, South 89°58'19" East, a distance of 1087.56 feet to the point of beginning which
contains 23.15 acres of land, more or less.
