97-29 TO ALLOW THE EXPANSION OF A WHOLESALE
HEATING AND AIR CONDITIONING SUPPLY BUSINESS IN
A GC-MD (GENERAL COMMERCIAL-MULTIPLE FAMILY
DWELLING))DISTRICTAT 980 N. M.L.K. PARKWAY IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Ordinance No. 97-29 passed by the City Council of the City of Beaumont on May 27,
1997, granting a specific use permit, be and the same is hereby amended to allow the
expansion of an existing wholesale heating and air conditioning supply business in a GC-
MD (General Commercial-Multiple Family Dwelling) District at 980 N. M.L.K. Parkway,
being Lot 4-6 and the north 40' of Lots 7 and 8, Block 12, Jirou Addition, including the
abutting abandoned alley, City of Beaumont, Jefferson County, Texas, containing 0.494
acres, more or less, as shown on Exhibit "A" attached hereto, subject to the following
conditions:
• reduce the size of the building to meet required setbacks or apply to
the Board of Adjustment for variances to the building setback
requirements along the north and east sides of the property;
• provide a 6' wide landscape strip along the southwest 43' of the
parking lot;
and with a modification to the landscaping requirements along the northwest 120' of the
parking lot and along the east side of the subject property (no landscape strip along the
northwest 120' of the parking lot, a 6' wide landscape strip along the southwest 43' of the
parking lot and a 0-5' wide landscape strip along the east property line).
Section 2.
That an amendment to the specific use permit herein granted is expressly issued
for and in accordance with each particular and detail of the site plan attached hereto as
Exhibit "B" and made a part hereof for all purposes.
Section 3.
Notwithstanding the site plan attached hereto,the use of the property herein above
described shall be in all other respects subject to all of the applicable regulations contained
in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended.
