WHEREAS, Javed Group Real Estate, L.L.C., has agreed to convey to the City of
Beaumont a fifteen foot (15') wide water line easement located at 3530 West Cardinal
Drive, being a 0.06 acre tract out of Lot 1, Block 21, M.C. Cartwright Subdivision,
Beaumont,Jefferson County,Texas,as described on Exhibits"A"and "B"attached hereto,
to provide service for new commercial structures being constructed in the area; and
WHEREAS, the City Council has considered the purpose of said conveyance and
is of the opinion that the acceptance of said conveyance is necessary and desirable and
that same should be accepted;
NOW, THEREFORE, BE IT RESOLVED BY THE
CITY COUNCIL OF THE CITY OF BEAUMONT:
THAT said easement conveyed by Javed Group Real Estate, L.L.C., be and the same is
hereby, in all things, accepted.
PASSED BY THE CITY COUNCIL of the City of Beaumont this the 7th day of
February, 2006.

BEING a 0.06 acre tract of land out of Block 21 of the M.G. Cartwright Subdivision in
Beaumont, Jefferson Coutity, Texas, as per ramp of record in. Volume 4, Page 194 of the
Map Records of said County and per the partition map recorded in Volume 15, page 143
of the Records of the 58'h District Court of Jefferson County, Texas; said 0.06 acre tract
being out of a tract described in Clerk File # 1999027267 Qf the Jefferson County Real

,Property Records; said 0.06 acre tract being more fully described by metes and bounds
description as follows:
COMMENCING at a 5/8" iron rod found marking the Northwest corner
of Lot 1, Block 21 and. also beia&the common corner of Block 14, 15,20,
and 21 of said subdivision and being the Northwest comer of the tract
herein,described;
THENCE North 89 04949" East (called North 89°54'39" East) along the
North line of Lot 1, Block 21 and the said 3.907 acre tract, a distance of
84.85 feet (called 84.78 feet) to a 5/8" iron rod. found warkin.g the
Southwest corner of that certain tract conveyed to Robert A. Young by
deed dated November 4, 1977 and recorded in Volume 2035, page 136 of
the Deed.Records of Jefferson. Cour..ty,Texan
THENCE North 89°56'39"East (inference bearing), continuing along the
North line of Lot 1, Block 21 and the 3.947 acre tract, a distance of 303.75
feet to a V2" iron rod found for corner;

of 87.45 feet (called 87.43 feet) tv a 5/8" .iron rod found for corner, said

east tine of the tract described in Clerk's File ## 1999027267 JCRPR, a
distance of 134,26 feet to a point for the northeast corner of the said 0.06
acre tract and being the POINT OF BEGINNING;
THENCE South 00"4113" ,-East said tract described. in Clerk's File #
1999027267 JCRPR, a distance of 1.72.41 feet to a fence post for corner
on the north line of Highway 69, 96, and 287 for the southeast corner of
the herein described tract;

comer of the herein described tract;
