ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT,TEXAS,AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED RS (RESIDENTIAL
SINGLE FAMILY DWELLING) TO RM-H (RESIDENTIAL
MULTIPLE FAMILY DWELLING-HIGHEST DENSITY)
DISTRICT, LOCATED AT 1005 E. LUCAS DRIVE,
BEAUMONT, JEFFERSON COUNTY, TEXAS; PROVIDING
FOR SEVERABILITY; PROVIDING FOR REPEAL AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as RS (Residential Single Family Dwelling) to RM-H
(Residential Multiple Family Dwelling-Highest Density) District, located at 1005 E. Lucas
Drive, as described on Exhibits "A" and "B", and the official zoning map of the City of
Beaumont is hereby amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property herein above described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
THAT certain 0.82 acre tract out of a 1.40 ant tract our of the A. Williams Stuvey,
Jefferson County,Texas,and being out of Block 8 in the said survey; said 0.82 acre tract
being more particularly described by metes and bounds as follows:
Beginning at a 1/20 iron rod with disc found at the intersection of the north
line of Weber Addition,.&subdivision plat of which is recorded in Volume
8. Page 169 of the Jefferson County Map Records, and the west line of
Osborn Street, a 60 foot right orwa3, said iron rod being a pout in the
south line of the said 1.40 acre tract;
THENCE North 89°34105"West(called North 89°31'00"West) Corg the
north line of Weber X,ddition, a distance of 63.72 feet to a 1r2" iron rod
found for the southeast cornet of a tract conveyed to Edwin A. Smith and
Emma F. Smith as recorded in Volume 553, Page 305 of the Jefferson
County Deed Records and the southwest comer of the said 1.40 acre tract;
THENCE North 00°36'42" East (called Nortb 01°24'00" East) along the
cast line of the said Smith tract, a distance of 236.47 feet to the Northwest
corner of the said C.82 acre tray;
THENCE South 89°31'00"East,a distance of 150.00 feet To the Northeast
corner of the said 0.82 acre tract;
THENCE South 00°36'42"West(called South 01 024'00" West) along the
said east line of the Murray tract described in Volu-ne 763, Page 325 of
the Jcfferson County Deed Records,a distance of 236.34 feet to a point for
the souheast corner of the said 0.82 acre tract;
THENCE North 89°34'05" West(called North 89'31'00"West),a distance
of 86.28 feet to the POLNT OF BEGINVTVG.
