WHEREAS, Mr. and Mrs. Claude LeMasters and Mr. and Mrs.
Clyde W . Yancey have tendered two ( 2 ) five-foot wide utility
easements to the City of Beaumont, Jefferson County, Texas, for
general utility purposes; and,
WHEREAS, the City Council has considered the purposes of
said easements and is of the opinion that the acceptance of said
easements for general utility purposes is necessary and desirable
and that same should be accepted;
NOW, THEREFORE, BE IT RESOLVED BY THE
CITY COUNCIL OF THE CITY OF BEAUMONT:
THAT said general utility easements tendered by Mr. and Mrs. Clyde
W. Yancey and Mr. and Mrs. Claude LeMasters to the City of
Beaumont be, and the same are hereby , in all things accepted.
PASSED BY THE CITY COUNCIL of the City of Beaumont this
the day of 1985.

That Claude Ley4oatern and wife, Joy CeMasters, hereinafter
called "GRANTORS, " for and in consideration of the sum of ONE AND
NO/100 DOLLAR ( S1 .00) and other good and valuable consideration to

Lot 6 ' Block 15 of the Minglewood Addition as
recorded in Volume 7 , Page 70 , of the Map Records
of Jefferson County , Texas, and being more
particularly described by mates and bounds as
follows:
FOR LOCATIVE CORNER, begin at the southwest corner
of Lot 6 , said point also being the northwest corner
of Lot 5 , Block 15 of the said MingIewood Addition;
Thence North 0 '07' 00" Weet along the west line nf
Lot 6 and the east line of Combest Dark a distance
of I2.0 feet to the POINT OF BEGINNING of the herein
described tract,
Thence continuing North 0107' 00" West along the west
line of Lot 6 and the east line of Combeat Park a
distance of five feet ( 5 ' ) to a point for corner;
Thence EAST along a line eeve nteen feet ( 17 ' ) frmn
and parallel to the common line of said Lots 5 and
6 a distance of one hundred twenty feet ( 120/ ) to
the east line of said Cot 6 and the went right-of-
way line of Minglewood Drive ;

singular the rights and privileges appurtenant thereto, unto CITY,
its successors and assigns, for so long as said easement is used
for general utility purposes.

KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF JEFFERSON
That Clyde W. Yancey and wife, E. Marie Yancey, hereinafter
called "GRANTORS, " for and in consideration of the sum of ONE AND
N01100 DOLLAR ($1 .00) and other good and valuable consideration to
GRANTOR in hand paid by the City of Beaumont, a municipal
corporation domiciled in Jefferson County, Texas, hereinafter
called "CITY, " the receipt and adequacy of which is hereby
acknowledged and confessed, have GRANTED, SOLD and CONVEYED and by
these presents do GRANT, SELL and CONVEY unto the said CITY an
easement for general utility purposes in, under and across
property owned by GRANTORS and situated in Jefferson County , Texas,
and more particularly described as follows, to-wit:
Being a five foot ( 5 ' ) wide utility easement out of
Lot 6 , Block 15 of the Minglewood Addition as

described by metes and bounds as follows:

distance of seven feet ( 7 ' ) to the POINT OF
BEGINNING of the easement herein described;
Thence continuing along said course North 0°07' 00"
West a distance of five feet ( 5 ' ) to a point for
corner;
Thence East along a line 12.0 feet from and
parallel to the common line of Lots 5 and 6 a
distance of 120.0 feet to the east line of said
Lot 6 and the west right-of-way line of
Minglewood Drive;
Thence South 0'07' 00" East along the east line of
Lot 6 and the west right-of-way line of Minglewood
Drive a distance of five feet ( 5 ' ) to a point for
corner;
Thence West along a line parallel to and seven feet
(7 ' ) from the common line of Lots 5 and 6 of the
said Block 15 of Minglewood Addition a distance of
120.0 feet to the PLACE OF BEGINNING and the end of
the herein described easement.
Said easement shall be used for the purpose of laying,
constructing, reconstructing, operating, repairing and maintaining
any underground utility therein and necessary appurtenances and for
making connections thereto, and it is granted subject to the
following provision:
It is expressly understood and agreed that the City shall
have the right of ingress to and egress from the above-described
tract of land for the aforesaid purpose of this easement.
TO HAVE AND TO HOLD the said easement, together with all and
