R E S O L U T I O N
WHEREAS, the parcel of• land described in the general
warranty deed attached hereto as Exhibit "A" was originally
acquired for Buford and Carroll Street right-of-way purposes and is
no longer needed by the City of Beaumont; and,
WHEREAS, said parcel of land, because of its size and
shape, is incapable of being used independently as zoned and is an
uneconomic remnant and should be sold to the abutting property
owner; and,
WHEREAS, the abutting property owner is Mr. Lucius
Chatman, of Beaumont, Jefferson County, Texas; and,
WHEREAS, Mr. Lucius Chatman has agreed to pay the City of
Beaumont $1 ,050 for said property;
NOW, THEREFORE, BE IT RESOLVED BY THE
CITY COUNCIL OF THE CITY OF BEAUMONT:
THAT the City Manager be, and he is hereby, authorized to execute,
for and in behalf of the City of Beaumont, a general warranty deed
in substantially the form attached hereto as Exhibit "A" and in
consideration of $1 ,050.
PASSED BY THE CITY COUNCIL of the City of Beaumont this

WARRANTY DEED
THAT the City of Beaumont, a municipal corporation of
Jefferson County, Texas, for and in consideration of the sum of
ONE THOUSAND FIFTY DOLLARS ($1 ,050) and other good and valuable
consideration paid by the GRANTEE herein named, the receipt and
sufficiency of which are hereby acknowledged and confessed, has
GRANTED, SOLD, and CONVEYED, and by these presents does hereby
GRANT, SELL, and CONVEY unto Lucius Chatman of Beaumont, Jefferson
County, Texas, subject to the reservations hereinafter made, all
of that certain real estate ( the "Property" ) lying and being
situated in Jefferson County, Texas, more particularly described

3782.7 square foot tract of land out of the David Brown League
TRACT 1
All of that certain tract, piece or parcel of land in the D. Brown League,
Jefferson County, Texas, being a portion of that certain tract secured by
Sam Watson in partition between himself and David Nockley, et al, in an
instrument dated September 19, 1872, recorded in Volume "P" page 682, of the
Deed Records of Jefferson County, Texas, and a part of the same land
conveyed by Sam Watson, et ux, to Jake Douglas and Chainey Douglas by
deed dated March 30, 1899, recorded in Volume 28 page 520, of the Deed
Records of Jefferson County, Texas, and being described by metes and
bounds as follows:
BEGINNING at the Northeast corner of the said tract of land conveyed by
Sam Watson, et ux, to Jake Douglas, et ux;

THENCE South 40 feet along the East boundary line of a 7 1/2 acre tract
partitioned to Sam Watson to a stake and fence corner, as a Southeast
corner;
THENCE West 72 feet to a stake set as Southwest corner;
THENCE North 40 feet to a stake for Northwest corner;
THENCE East 72 feet to the PLACE OF BEGINNING, being-the same land
conveyed to Arthur Dumas by George W. Douglas by a deed dated March 5,
1944, recorded in Vol. 548 page 410 of the Deed Records of Jefferson
County, Texas.
Further known as Tract 54, Plat"H", on the City Plats of the City of
Beaumont.
SAVE AND EXCEPT THAT TRACT OF LAND BEING a 1074.8 square foot parcel of
land out of a portion of the Sam Watson Tract, and also known as Tract
54, Plat "H", as per the Tax Assessor's Office, City of Beaumont,
and situated in the David Brown League, and being of record in Volume
893, Page 248 of the Deed Records of Jefferson County, Texas, the herein
parcel being more particularly described by metes and bounds as follows;
to-wit:
For a PLACE OF BEGINNING, a point South 000 07' 00" East, 394.79 feet
from the intersection of the West line of Carroll Street, with the South
line of Sherman Street;
THENCE South 890 -42'-_._West, 22.75 feet to a point for corner;
THENCE deflecting to the right along the arc of a curve having a -radius
of 970.0 feet (said curve being the proposed West line of Carroll
Street) , a distance of 40.96 feet to a point for corner; (chord of said
curve bears South 110 57' 25" West)
THENCE North 890 42 East; 31.31 feet to a point for corner;
THENCE North 000 07' 00" West, 40.0 feet along the existing West line
of Carroll Street to the PLACE OF BEGINNING of the herein described
parcel of land;
CONTAINING 1074.8 square feet of land more or less.
TRACT 2
All that certain piece or parcel of land in the D. Brown Survey in the
City of Beaumont, Jefferson County, Texas, located at the Northwest
corner of the.-intersection of Carroll and Burt Streets, being a piece
of land fronting 68 feet on the North side of Burt Street and fronting
72 feet on the West side of Carroll Street, more or less, and further
known as Tract 29, Plat "H" on the City Plats of the City of Beaumont.

SAVE AND EXCEPT THAT TRACT OF LAND BEING a 2,983.6 square foot parcel
of land out of what is known as Tract 29, Plat "H", as per the Tax
Assessor's Office, City of Beaumont, and situated in the David Brown
League, and being of record in Volume 1634, Page 88 of the Deed Records
of Jefferson County, Texas, the herein parcel being more particularly
described by metes and bounds as follows; to-wit:
For a PLACE OF BEGINNING, a point South 000 07' 00" East, 434.79 feet
from the intersection of the West line of Carroll Street with the South
line of Sherman Street; - --
THENCE South 890 42' West, 31.31 feet to a point for corner;
THENCE deflecting to the right along the arc of a curve having a radius
of 970.00 feet (said curve being the proposed West line of Carroll
Street) , a distance of 53.7 feet to a point of reverse; (chord of
said curve bears South 140 45' 01" West)
THENCE deflecting to the left along the arc of a curve having a radius
of 1030.0 feet (said curve being the proposed West line of Carroll
Street) a distance of 21.98 feet to a point for corner; (chord of said
curve bears South 150 43' 30" West)
THENCE North 890 42' East; 50.08 feet to a point for corner;
THENCE North 000 07' 00" West, 73.0 feet along the existing West line
of Carroll Street to the PLACE OF BEGINNING of the herein described
parcel of land;
CONTAINING 2,983.6 square feet- of land more or less.
This conveyance is expressly subject to all covenants,
restrictions, and easements of record affecting said property, if
any.
TO HAVE AND TO HOLD the Property, together with all and
singular the rights and appurtenances thereto in any wise
belonging unto the said Lucius Chatman, his heirs, successors, and
assigns forever, and GRANTOR does hereby bind itself and its
heirs, successors, and assigns, to warrant and forever defend all

and singular the Property unto GRANTEE and their heirs,
successors, and assigns, against every person whomsoever lawfully
claiming or to claim the same or any part thereof, by, through or
under, but not otherwise and subject to all easements and
reservations of minerals of record.
Except, however, that GRANTOR herein reserves, and it is
expressly agreed that it should have for itself, its successors
and assigns the option to repurchase all or any portion of the
above described property for right-of-way purposes within ten ( 10)
years from the date of execution of this deed at a price of TWO
AND NO/DOLLARS ($2 .00 ) per square foot.
