ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED RM-H (RESIDENTIAL
MULTIPLE FAMILY DWELLING-HIGHEST DENSITY) TO
GC-MD (GENERAL COMMERCIAL-MULTIPLE FAMILY
DWELLING) DISTRICT FOR AN AUTOMOBILE SALES LOT
LOCATED AT 3550 BLACKMON LANE IN BEAUMONT,
JEFFERSON COUNTY, TEXAS; PROVIDING FOR
SEVERABILITY; PROVIDING FOR REPEAL AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as RM-H (Residential Multiple Family Dwelling-Highest
Density) to GC-MD (General Commerical-Multiple Family Dwelling) District for an
automobile sales lot located at 3550 Blackmon Lane, as described on Exhibit "A" and
shown on Exhibit "B" attached hereto, in Beaumont, Jefferson County, Texas, and made
a part hereof for all purposes, and the official zoning map of the City of Beaumont is
hereby amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
Being Tax Tracts 2C and 2D out of Lot 2, Block 1, French Subdivision, being more
particularly described as follows:
BEGINNING at a Texas Department of Transportation disk found at the intersection of the
southwesterly right-of-way line of U.S. Highway 69, 96, 287 with the north line of Blackmon
Lane;
THENCE South 89°28'22" West along the said north line of Blackmon Lane at 101.06 feet
pass a found 5/8" iron rod and continuing in all a total distance of 202.23 feet to a 5/8" iron
rod found for the southwest corner of a 0.6908 acre tract;
THENCE North 000 16'21"West, a distance of 279.24 feet to a 2-1/2" iron pipe found in the
said southwesterly right-of-way line of U.S. Highway 69 for the north corner of the said
0.6908 acre tract;
THENCE South 40'10' 47" East along the said southwesterly right-of-way line of U.S.
Highway 69, 96, 287, a distance of 158.42 feet to a Texas Department of Transportation disk
found for an angle point in the northeasterly line of the said 0.6908 acre tract;
THENCE South 32° 57' 10"East, continuing along the said southwesterly right-of-way line
of U.S. Highway 69, 96, 287, a distance of 186.32 feet to the POINT OF BEGINNING and
containing 0.6908 acres of land, more or less, said tract lying in the City of Beaumont,
Jefferson County, Texas
