ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED RS (RESIDENTIAL
SINGLE FAMILY DWELLING) DISTRICT TO RM-M
(RESIDENTIAL MULTIPLE FAMILY DWELLING-MEDIUM
DENSITY) DISTRICT FOR A TOWNHOUSE DEVELOPMENT
IN BEAUMONT, JEFFERSON COUNTY, TEXAS; PROVIDING
FOR SEVERABILITY; PROVIDING FOR REPEAL AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-5B thereof, is hereby amended by changing the
zoning of property presently zoned as RS (Residential Single Family Dwelling) District to
RM-M (Residential Multiple Family Dwelling-Medium Density) District for a townhouse
development on property described on Exhibit "A" and as shown on Exhibit "B" attached
hereto, in Beaumont, Jefferson County, Texas, and made a part hereof for all purposes,
and the official zoning map of the City of Beaumont is hereby amended to reflect such
changes.
Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause of phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
That certain 2.9621 acre tract out the Hezekiah Williams Survey,Abstract 56,Beaumont,Jefferson County,Texas,
and being out of a 29.41 acre tract,said 2.9621 acres being more particularly described by metes and bounds as
follows:
COMMENCING at a concrete monument found for the most southerly southwest corner of an amended final plat
of Pecan Place Townhomes,Section One,a plat recorded in Volume 15,Page 334 of the Map Records of Jefferson
County,Texas;
THENCE North 02-56'48"West at 120.07 feet past a concrete monument found for an interior corner of the said
amended final plat of Pecan Place Town homes,Section One,and continuing in all a total distance of 333.40 feet
(called North 02o 56'48"West)to a point in the south line of the said 29.41 acre tract;
THENCE North 85o 15'26"East,along the said south line of the said 29.41 acre tract a distance of 265.71 feet
(called North 85o 15'46"East)to the POINT OF BEGINNING of the 2.9621 acre tract;
THENCE North 03o 02'46"West,a distance of 85.42 feet to a point for corner,
THENCE North 63o 23'34"East,a distance of 775.95 feet to a 5/8"iron rod found for an angle point in the east
line of the said 29.41 acre tract;
