ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED RS (RESIDENTIAL
SINGLE FAMILY DWELLING) DISTRICT TO GC-MD
(GENERAL COMMERCIAL-MULTIPLE FAMILY DWELLING)
DISTRICT FOR A 5.40 ACRE TRACT OF LAND AT THE
NORTHEAST CORNER OF FOLSOM DRIVE AND DOWLEN
ROAD IN BEAUMONT, JEFFERSON COUNTY, TEXAS;
PROVIDING FOR SEVERABILITY; PROVIDING FOR
REPEAL AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as RS (Residential Single Family Dwelling) District to
GC-MD (General Commercial-Multiple Family Dwelling) District for a 5.40 acre tract of land
at the northeast corner of Folsom Drive and Dowlen Road, Beaumont, Jefferson County,
Texas, containing 0.160 acres of land, more or less, as described on Exhibit "A" and as
shown on Exhibit "B" attached hereto and made a part hereof for all purposes, and the
official zoning map of the City of Beaumont is hereby amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause of phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
That certain 5.4 acre tract out of the A Duwe Survey and the Frederick Bigner Survey, Beaumont,
Jefferson County,Texas, and being out of a tract described in Volume 374,Page 113 of the Jefferson
County Deed Records; said 5.40 acre tract being more particularly described by metes and bounds
as follows:
COMMENCING at a pipe found at the southwest corner of the A. Duwe Survey;
THENCE North 60o21'42" East a distance of 181.04 feet to a concrete monument set at the
intersection of the north line of Folsom Drive, a 80 foot right-of-way, and the east line of Dowlen
Road, a 136.17 foot right-of-way; said concrete monument for the southwest comer of the said 5.40
acre tract;
THENCE North 03o3339" West (call taken from Volume 2030, Page 128, Jefferson County Deed
Records for tract south of Folsom Drive) along the said east line of Dowlen Road, a distance of
199.92 feet to a concrete monument found for a comer on the said east line of Dowlen Road and
a comer on the west line of the said 5.40 acre tract;
THENCE with a curve to the right along the said east line of Dowlen Road, having a radius of
2000.00 feet,a Chord of North 00o5232"West, 185.20 feet, a distance along the curve of 185.27 feet
to a concrete monument set for the northwest comer of the said 5.40 acre tract;
THENCE North 87o10'26"East parallel to the said north line of Folsom Drive, a distance of 534.68
feet to the east line of the said Duwe Survey and continuing a total distance of 606.13 feet to a
concrete monument set for the northeast corner of the said 5.40 acre tract;
THENCE South 0204934" East, a distance of 385.00 feet to a concrete monument set on the said
north line of Folsom Drive for the southeast comer of the said 5.40 acre tract;
THENCE South 87o10'26" West along the said north line of Folsom Drive, a distance of 71.45 feet
to the said east line of the Duwe Survey and continuing a total distance of 609.87 feet to the POINT
OF BEGINNING and containing 5.40 acres of land, more or less.
