ENTITLED AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF BEAUMONT, TEXAS, AND
IN PARTICULAR THE BOUNDARIES OF THE ZONING
DISTRICTS, AS INDICATED UPON THE ZONING MAP OF
BEAUMONT, TEXAS, BY CHANGING THE ZONING OF
PROPERTY PRESENTLY ZONED A-R (AGRICULTURAL-
RESIDENTIAL) DISTRICT TO RS (RESIDENTIAL SINGLE
FAMILY DWELLING DISTRICT) DISTRICT FOR A 4.04 ACRE
TRACT LYING 800' WEST OF DOWLEN ROAD AND 1600'
SOUTH OF THE FOLSOM AND DOWLEN ROAD
INTERSECTION IN THE CITY OF BEAUMONT, JEFFERSON
COUNTY, TEXAS; PROVIDING FOR SEVERABILITY;
PROVIDING FOR REPEAL AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in particular
the boundaries of the zoning districts, as indicated upon the Zoning Map of the City of
Beaumont, referred to in Section 30-513 thereof, is hereby amended by changing the
zoning of property presently zoned as A-R (Agricultural-Residential) District to RS
(Residential Single Family Dwelling) District for a 4.04 acre tract lying 800' west of Dowlen
Road and 1600' south of the Folsom and Dowlen intersection, Beaumont, Jefferson
County, Texas, as described on Exhibit "A" and as shown on Exhibit "B" attached hereto
and made a part hereof for all purposes, and the official zoning map of the City of
Beaumont is hereby amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property hereinabove described shall be
subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.
Section 3.
That if any section, subsection, sentence, clause of phrase of this ordinance, or the
application of same to a particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to the
extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon conviction,
be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont, Texas.

Jefferson County, Texas, and being out of a certain 680.66 acre tract called "Second Tract" as
conveyed by Treadaway Land Company to Yount-Lee Oil Company, recorded in Volume 374, Page
113, Deed Records, Jefferson County, Texas, said 4.0472 acre tract of land being more particularly

COMMENCING at Schaumburg & Polk concrete monument found for the most Northeast corner
of the tract herein described,said monument also being the point of intersection of the West right-of-

THENCE SOUTH 88°36'07" WEST, along and with the South line of a certain 5.00 acre tract of
land as conveyed to the YOUNG MEN'S CHRISTIAN ASSOCIATION of Beaumont, as recorded
in Volume 1865, Page 374, Deed Records, Jefferson County, Texas, the most South line of a certain
4.72 acre tract of land as conveyed to the YOUNG MEN'S CHRISTIAN ASSOCIATION of
Beaumont, as recorded in Volume 1863, Page 374, Deed Records,Jefferson County, Texas, and the
South line of the said 5.74 acre tract conveyed to the YOUNG MEN'S CHRISTIAN
ASSOCIATION of Beaumont, for a distance of 750.00 feet, to the POINT OF BEGINNING.
