BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF BEAUMONT:
THAT the City Manager be and he is hereby authorized to execute a lease agreement with
Vanderburg Investments, Inc., Beaumont, Texas for relocation of the Police Narcotics
Division to property located at 5250 Washington Boulevard. The contract is substantially
in the form attached hereto as Exhibit "A."

COMMERCIAL LEASE AGREEMENT
COUNTY OF JEFFERSON $
THIS AGREEMENT entered effective the day of
, 1997, by and between VANDERBURG INVESTMENTS,
INC. , a Texas corporation, herein called LESSOR, and CITY OF
BEAUMONT, herein called LESSEE.
WITNESSETH, that LESSOR agrees to perform renovations and
repairs prior to the commencement of the lease term as stated
herein in accordance with the understanding arrived at between
LESSOR and LESSEE, as described on Exhibit "A" attached hereto and
made a part hereof.
WITNESSETH, that LESSOR does by these presents lease and
demise unto LESSEE the following described property (save and
except that portion leased to SUNTORY WATER GROUP, INC. , a Delaware
corporation, d/b/a KENTWOOD SPRING WATER, of Atlanta, Georgia) ,
to-wit:
Approximately 2.995 acres of improved industrial zoned
land, together with the improvements thereon
(collectively the "Real Property") , which Real Property
is known locally as 5250 Washington Boulevard, Beaumont,
Texas and as set forth on the map attached as Exhibit
"B" .
for a term of sixty (60) months, subject to the terms and
conditions hereinafter set out, beginning on the 1st day of the
month following completion and acceptance by Lessee of the above-
described renovations, to be used for its lawful purposes and for
no other purpose without the written consent of LESSOR first
obtained and paying therefor the sum of $228, 000.00, payable in 60
monthly installments of $3,800.00 per month, in advance, the first
installment being due on the 1st day of the month following
completion of the renovations described above, which date shall be
the beginning date for the 60-month term; however, LESSEE shall pay
to LESSOR in addition to the first month's rent an amount of rent
for the prior month beginning with the first day following
completion of the renovations and ending with the last day of said
month, said amount to be prorated based on the monthly rental
stated above.
1. LESSEE shall pay rental installments to LESSOR at
LESSOR's office in the City of Beaumont, Jefferson County, Texas,
the same being P. O. Box 20318, Beaumont, Texas 77720 or e . such
