ENTITLED AN ORDINANCE GRANTING A SPECIFIC USE PERMIT TO
ALLOW AN OFFICE BUILDING FOR A CONSULTING PROFESSIONAL
CIVIL ENGINEERING PRACTICE IN AN AREA ZONED RM-H
(RESIDENTIAL MULTIPLE FAMILY DWELLING-HIGHEST DENSITY)
DISTRICT FOR PROPERTY LOCATED AT 3880 CROW ROAD, IN THE
CITY OF BEAUMONT, JEFFERSON COUNTY, TEXAS.
WHEREAS, the City Council for the City of Beaumont desires to issue a specific use
permit to Terry G. Shipman to allow the construction of an office building for a consulting
professional civil engineering practice in an area zoned RM-H (Residential Multiple Family
Dwelling-Highest Density) District on 0.66 acres out of a 2.50 acre tract out of a part of lot
1, V.A. Collier Subdivision; said 0.66 acres being the Northwest part of tax tracts No. 131
and 142, Plat D-23, F. Bigner Survey, as shown on Exhibit "A" attached hereto, in
Beaumont, Jefferson County, Texas; and,
WHEREAS, the City Council is of the opinion that the issuance of such specific use
permit is in the best interest of the City of Beaumont and its citizens, subject to the
hereinafter described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That all conditions necessary for issuance of a specific use permit have been met
and a specific use permit to allow the construction of an office building for a consulting civil
engineering practice on a 0.66 acres out of a 2.50 acre tract out of a part of lot 1, V.A.
Collier Subdivision; said 0.66 acres being the Northwest part of tax tracts No. 131 and 142,
Plat D-23, F. Bigner Survey, as shown on Exhibit "A" attached hereto, in Beaumont,
Jefferson County, Texas is hereby granted to Terry G. Shipman, his legal representatives,
successors and assigns for that certain tract described on Exhibit "A" attached hereto and
made a part hereof for all purposes, subject to the above conditions.
Section 2.
That the specific use permit herein granted is expressly issued for and in
accordance with each particular and detail of the site plan attached hereto as Exhibit "B"
and made a part hereof for all purposes
Section 3.
Notwithstanding the site plan attached hereto, the use of the property hereinabove
described shall be in all other respects subject to all of the applicable regulations
contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas, as amended.

At Joint Public Hearing on 6/19/95,Planning Commission voted 6:0 to approve specific use permit,subject to the following:
° Proposed driveway be used for access from Crow Rd.only until remainder of 2.50 acre tract is developed with a future street;
H ° Minimum width of parking lot in front of building be 60'and minimum width of parking lot on south side of building be 42%
H ° Area specified for disabled parking be shifted 4 spaces east to increase distance between driveway entrance and disabled parking spaces;
° Requirement for a 8'solid fence on east side of 0.66 acre tract he waived; and
01 ° Requirement for a 10' landscape buffer on north proper 'ne be waived to allow for 7' buffer.
