ENTITLED AN ORDINANCE AMENDING CHAPTER 30
OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES OF
THE ZONING DISTRICTS, AS INDICATED UPON THE
ZONING MAP OF BEAUMONT, TEXAS, BY
ESTABLISHING AN RM-H (RESIDENTIAL MULTIPLE
FAMILY DWELLING-HIGHEST DENSITY) FOR 0.591
ACRES SOUTH OF WALDEN ROAD AND EAST OF FM
364 (S. MAJOR DRIVE) WILLOW CREEK SUBDIVISION,
IN BEAUMONT, JEFFERSON COUNTY, TEXAS;
PROVIDING FOR SEVERABILITY; PROVIDING FOR
REPEAL AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont, Texas, and in
particular the boundaries of the zoning districts, as indicated upon the Zoning Map of the
City of Beaumont, referred to in Section 30-513 thereof, is hereby amended by establishing
an RM-H (Residential Multiple Family Dwelling-Highest Density) for 0.591 acres south of
Walden Road and east of FM 364 (S. Major Drive) of the Willow Creek Subdivision in
Beaumont, Jefferson County, Texas, as described in attached Exhibit"A" and a plat of which
is shown in Exhibit "B" attached hereto and made a part hereof for all purposes, and the
official zoning map of the City of Beaumont is hereby amended to reflect such changes.
Section 2.
That, in all other respects, the use of the property hereinabove described shall
be subject to all of the applicable regulations contained in Chapter 30 of the Code of
Ordinances of Beaumont, Texas, as amended.

Section 3.
That if any section, subsection, sentence, clause of phrase of this ordinance,
or the application of same to a particular set of persons or circumstances, should for any
reason be held to be invalid, such invalidity shall not affect the remaining portions of this
ordinance, and to such end, the various portions and provisions of this ordinance are
declared to be severable.
Section 4.
That all ordinances or parts of ordinances in conflict herewith are repealed to
the extent of the conflict only.
Section 5.
That any person who violates any provision of this ordinance shall, upon
conviction, be punished, as provided in Section 1-8 of the Code of Ordinances of Beaumont,
Texas.

10-5 and more particularly described as follows:
BEGINNING at a point in the most Southerly line of said Zone GC-MD
and the East line of Major Drive;
THENCE Easterly, along and with the most Southerly line of said
Zone GC-MD, for a distance of 210 feet, more or less, to the
interior southeast corner of said Zone GC-MD;
THENCE Northerly, with the East line of said Zone GC-MD, for a
distance of 340 feet, more or less, to the Southwest corner of Lot
6 , Block 3 , Willow Creek Country Club Estates, Phase II, Section
IIIB;
THENCE Southwesterly, along the West line of the proposed Willow
Creek Country Club Estates, Phase II, Section VI, for a distance of
46 . 01 feet, more or less, to a point for corner;
THENCE South, continuing along the West line of the proposed Willow
Creek Country Club Estates, Phase II, Section VI , for a distance of
252 . 21 feet, more or less, to a point for new interior corner of
the said Zone GC-MD;
THENCE Northwesterly, with the North line of the proposed Willow
Creek Country Club Estates, Phase II, Section VI, and new most
Southerly line of the said Zone GC-MD for a distance of 197 . 55
feet, more or less, to a point for corner in the East line of Major
Drive, and also being the new corner for said Zone GC-MD;
THENCE South, with the East line of Major Drive a distance of 138
feet, more or less, to the POINT OF BEGINNING and containing 0 . 591
acres of land, more or less.
