WIDE RIGHT-OF-WAY KNOWN AS ISLA STREET
AND A 10' WIDE ALLEY IN THE SHEFFILED
ADDITION, CITY OF BEAUMONT, JEFFERSON
COUNTY, TEXAS.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
THAT a 20.7 wide alley right-of-way, known as Isla Avenue or "Sheffield" Street,
said right-of-way extending 1,010 feet east from Pine Street to Brakes Bayou, being
located along the north 207 of Blocks 1 and 2, Sheffield Addition as platted in 1910
and filed in the Map Records of Beaumont, Jefferson County, Texas and a 10'x 158'
alley right-of-way abutting the west side lot line of Lot 8, Block 1, Sheffield Addition
as shown on the recorded plat of said addition, said alley extending from the north
r.o.w. line of Elm Street (aka Bayou Avenue) north to the south r.o.w. line of the
207 alley known as Isla Avenue or Sheffield Street, containing 0.036 acres of land
of Beaumont, Jefferson County, Texas as shown on Exhibit "A' attached hereto, be
and it is hereby abandoned.

PROJECT INFORMATION
The Magnolia Cemetery plans to expand south of the cemetery located east of Pine Street. This
expansion will include all of the property in Block 1 of the Sheffield Addition as platted in 1910.
The applicant, C. A. Kohler, has asked that the 20.7' wide "alley" (called Sheffield Street on
some maps), referred to as Isla Avenue by the City, be abandoned from Pine Street to Vadis
Street. The request, upon advice by city staff, has been extended to include all of the right-of-
way east to Brakes Bayou. City records show this total distance as 1,010 feet. This street or
alley has never been opened or developed. The marsh begins at about that point where Vadis
Street, an undeveloped 30' right-of-way, intersects with Isla.
The other right-of-way requested for abandonment is the 10' wide alley located along the west
side of Lot 8, Block 1, Sheffield Addition. This right-of-way extends north to south from Elm
(platted as Bayou Avenue) to Isla.
STAFF ANALYSIS
Staff recommended approval of the request to abandon the 20.7' wide alley right-of-way known
as Isla Avenue or Sheffield Street and also approval of the abandonment of a 10' x 158' alley,
each located within Blocks 1 and 2 of the Sheffield Addition as filed in 1910 in the Map Records
of Jefferson County, Texas. These rights-of-way are not being used and no utility easements are
required.
LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
1) That 20.7' wide alley right-of-way, known as Isla Avenue and also as "Sheffield" Street, said
right-of-way extending 1,010 ft. east from Pine Street to Brakes Bayou, being located along the
north 20.7' of Blocks 1 and 2, Sheffield Addition as platted in 1910 and filed in the Map Records
of Beaumont, Jefferson County, Texas, containing 0.479 acres of land;
2) That 10' x 158' alley right-of-way abutting the west side lot line of Lot 8, Block 1, Sheffield
Addition as shown on the recorded plat of said addition, said alley extending from the north
r.o.w. line of Elm St. (aka Bayou Avenue) north to the south r.o.w. line of a 20.7' alley known
as Isla Avenue or Sheffield St., containing 0.036 acres of land.
