ENTITLED AN ORDINANCE ISSUING A SPECIFIC USE
PERMIT FOR A STORAGE BUILDING ON PROPERTY
LOCATED AT 3598 GLENWOOD, BEAUMONT, TEXAS.
WHEREAS, the Planning and Zoning Commission of the City
of Beaumont considered the issuance of a specific use permit for a
storage building on property located at 3598 Glenwood, Beaumont,
Jefferson County, Texas, to Clyde Goodwill, property owner, his
legal representatives, successors, and assigns for that certain
property hereinafter described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1 .
That all conditions necessary for issuance of a specific
use permit have been met and a specific use permit for a storage
building on property located at 3598 Glenwood, Beaumont, Jefferson
County, Texas, in accordance with Section 30-26 and Section 30-40
of the Code of Ordinances of the City of Beaumont, as amended, is
hereby granted to Clyde Goodwill, property owner, his legal
representatives, successors and assigns for that certain tract
described on Exhibit "A" attached hereto and made a part hereof for
all purposes.

Section 2 .
That the specific use permit herein granted is expressly
issued for and in accordance with each particular, detail and
condition of the site plan attached hereto as Exhibit "B" and made
a part hereof for all purposes.
Section 3 .
Notwithstanding the site plan attached hereto, the use of
the property hereinabove described shall be in all other respects
subject to all of the applicable regulations contained in Chapter
30 of the Code of Ordinances of Beaumont, Texas, as amended.

SUBJECT: Amendment to the Specific Use Permit:
C O M M E N T
The applicant has submitted a site plan that differs from the approved
site plan. The Director of Planning may approve minor variations from
the original permit as long as density is not increased, traffic
patterns are not changed and the external impact on adjacent properties
is not increased, according to Section 30-26 1 of the Zoning Ordinance.
The amended site plan moves the location of the proposed building and
the proposed parking. The building will be 10 feet closer to Glenwood,
24 feet instead of 34 feet. The parking will be moved to the north
side of the building instead of being on the west side along Anita
Street. The single curb cut will remain along Anita giving access
to the building and to the new parking to the north of the building.
The proposed parking will be within the fenced in area reducing its
impact on the adjacent properties. The applicant proposes a sliding
chain link gate with a solid wood front for access to the parking area.
The amended site plan proposed by the applicant will not change the
density on the site, the building will be the same size. A single
curb cut along Anita will remain so the traffic pattern will not be
changed. The external impact on the adjacent properties should decrease
as a result of the parking area moved behind the wood fence.
The amended site plan complies with the conditions of Section 730- I.
