ENTITLED AN ORDINANCE ISSUING A SPECIFIC USE
PERMIT FOR A MUSEUM ON PROPERTY LOCATED AT
1906 McFADDIN, 1906 NORTH AND 1905 McFADDIN,
BEAUMONT, TEXAS.
WHEREAS, the Planning and Zoning Commission of the City
of Beaumont considered the issuance of a specific use permit for a
museum on property located at 1906 McFaddin, 1906 North and 1905
McFaddin, Beaumont, Jefferson County, Texas, to McFaddin-Ward
House, Inc . , property owner, its legal representatives, successors,
and assigns for that certain property hereinafter described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1 .
That all conditions necessary for issuance of a specific
use permit have been met and a specific use permit for a museum on
property located at 1906 McFaddin, 1906 North and 1905 McFaddin
Beaumont, Jefferson County, Texas, in accordance with Section 30-26
and Section 30-40 of the Code of Ordinances of the City of
Beaumont, as amended, is hereby granted to McFaddin-Ward House,
Inc. , its legal representatives, successors and assigns for that
certain tract described on Exhibit "A" attached hereto and made a
part hereof for all purposes.
Section 2 .
That the specific use permit herein granted is expressly
issued for and in accordance with each particular and detail of the
site plan attached hereto as Exhibit "B" and made a part hereof for
all purposes.
Section 3 .
Notwithstanding the site plan attached hereto the use of
the property hereinabove described shall be in all other respects
subject to all of the applicable regulations contained in Chapter
30 of the Code of Ordinances of Beaumont, Texas, as amended.
PASSED BY THE CITY COUNCIL of the City of Beaumont this

Subject: Amendment to the Specific Use Permit for the McFaddin-Ward House
COMMENT:
The Director of the McFaddin-Ward House, Inc. , Dennis McDaniels, has requested
the Specific Use Permit for a museum on property located at 1906 McFaddin Avenue
be amended to eliminate the required 8 foot solid wood fence between lots 9 and 10,
Block 18, Averill Second Addition. The adjacent property owner, Mrs. Frances
Arrendondo,agrees with the request.
The installation of the fence will require the removal of the existing trees and
shrubs, which, are providing a natural screening and buffer. The museum will be
adding more plant material than required in the adjacent 10 foot landscaped buffer,.
creating a very densely planted buffer. An 8 foot solid wood fence would adversely_
affect the residence on lot 9 by blocking some of the light and air to the east
s_de of the house.
Section 30-26I of the Zoning Ordinance allows the Director of Planning to approve
minor variations of a Specific Use Permit which do not increase density, change
traffic patterns or result in any increase in external impact on the adjacent
properties.
I recommend approval of the amendment to the Specific Use Permit based on the fol-
lowing:
- the amendment will not change densities or traffic patterns, and;
- the amendment will not increase and may decrease the external impacts
on the adjacent property, f
