ENTITLED AN ORDINANCE FOR THE ISSUANCE OF
A SPECIFIC USE PERMIT TO OPERATE A DAY
CARE CENTER FOR ADULTS ON PROPERTY
LOCATED AT 2430 MCFADDIN.
WHEREAS, the Planning and Zoning Commission of the City of
Beaumont considered the issuance of a specific use permit to operate
a day care center for adults on property located at 2430 McFaddin
Street, Beaumont, Jefferson County, Texas, to Jane Burgin, her legal
representatives, successors, and assigns for that certain property
hereinafter described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1 .
That all conditions necessary for issuance of a specific
use permit have been met and a specific use permit to operate a day
care center for adults on property located at 2430 McFaddin Street,
Beaumont, Jefferson County, Texas, in accordance with Section 30-26
and Section 30-40 of the Code of Ordinances of the City of Beaumont,
as amended, is hereby granted to Jane Burgin, her legal represen-
tatives, successors and assigns for that certain tract described on
Exhibit "A" attached hereto and made a part hereof for all purposes.
Section 2 .
That the specific use permit herein granted is expressly
issued for and in accordance with each particular and detail of the
site plan attached hereto as Exhibit "B" and made a part hereof for
all purposes.
PASSED BY THE CITY COUNCIL of the City of Beaumont this the

SILVER THREADS DAY CARE CENTER
For the Elderly
1. This establishment will be day care for elderly people.
Operating hours will be between the hours of 6:30 A.M.
and 7:30 P.M. , Monday through Friday.
2. There is space for up to 40 people.
3. Heavy traffic times would probably be twice daily; mornings
for drop-offs and evenings for pick-ups.
4. Employee ratio to be one employee for every twelve guests.
5. At least, but not limited to, two of the four steps to ground
level will be equipped with ramps. These will be placed at
opposite areas of the building. All steps will be equipped with
hand rails.
6. There will be a sign approximately 2' x 4' attached to the building.
7. The adjacent house at 2440 McFaddin has prospective lease space,
25' x 84' . There is access to the driveway for exiting thereby
eliminating a traffic tie-up condition on the fronting street.
An existing covered driveway area is already provided where
wheel chair guests may be dropped off or picked up if the
weather is bad. It is already a paved area.
8. As this structure was a private home which has been in this
neighborhood for over 20 years, and as no major changes are
planned, the existing conditions of the property should not
alter the value or enjoyment of any vacant or occupied property
in the vacinity.
9. All utilities, roads, drainage, lighting, landscaping and screening
have been provided and in place for some years. They are all
compatible with the adjacent property. There is no plan to change
any of these.
10. Garbage will be stored inside in receptacles for regular city
street-side pick up.
11. Microwave oven only will be used in meal preparation.
12. All 5 exits will be designated by signs for ease in leaving the
building.
