ENTITLED AN ORDINANCE FOR THE ISSUANCE
OF A SPECIFIC USE PERMIT TO BUILD
PROFESSIONAL OFFICES IN AN RM-H
(RESIDENTIAL MULTIPLE DWELLING-HIGH
DENSITY) DISTRICT ON PROPERTY LOCATED
IN THE 3300 BLOCK OF MCFADDIN.
WHEREAS, the Planning and Zoning Commission of the City of
Beaumont considered the issuance of a specific use permit to build
professional offices in an RM-H ( Residential Multiple Dwelling - High
Density) District on property described as Lots 13-24 , Block 6 and 7 ,
Jarrett Addition, located in the 3300 Block of McFaddin, Beaumont,
Jefferson County, Texas, to Dr. Richard Dyck , his heirs,
representatives, successors, and assigns for that certain property
hereinafter described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW , THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That all conditions necessary for issuance of a specific
use permit have been met and the specific use permit to build
professional offices on property in the 3300 Block of McFaddin, in
accordance with Section 30-26 and Section 30-40 of the Code of
Ordinances of the City of Beaumont, as amended, be granted to Dr.
Richard Dyck , his heirs, legal representatives, successors and
assigns for that certain tract described in Exhibit "A" attached
hereto and made a part hereof for all purposes.
Section 2 .
That the specific use permit herein granted is expressly
issued for and in accordance with each particular and detail of the
site plan attached hereto as Exhibit "B" and made a part hereof for
all purposes.

Plot Plan Specifications
for McFaddin Professional Center
-located on the Southwest corner of the 3200 block of McFaddin
Street. The property fronts on McFaddin and 18th Street.
HEIGHT
The ceiling height at the ground floor level will be 11
feet and 8 inches . The --second floor ceiling height will -
be 8 feet. The maximum structure height will be 22 feet.
BUILDING ENTRANCES
Public entrance to the offices on the ground floor will
be provided by 7 metal clad exterior doors on the side
of the building facing McFaddin Street. Private entrance
to the offices will be provided on the opposite side
(generally facing the alley) of the building. There will
be one private entrance for each of the 7 offices and one
additional door facing directly into the alley in the
center of the building. This will be the entrance to a
small, private laundromat . Access to the second floor
apartment entrances will be via 3 exterior stairways facing
directly into the alley. The stairways will lead to' elevated
walkways ihich will provide direct private entrance into
each of the 10 apartments . Entrances will be proportionately
spaced along each side.
DRAINAGE
Groundwater runoff from the South facing parking lots will
flow into open drainage ditches in McFaddin Street and 18th
Street right-of-ways . These ditches have outfalls at the
intersection and at approximately 170 feet from the inter-
section along McFaddin Street. Drainage of the back or
North side of the property will be into the alley with
approximately 90% of the runoff draining into open ditches
on 18th Street (to the West) and 10% draining into Interstate
Highway 10 access road (to the East) .
GROUNDS LIGHTING
Grounds lighting will be provided by automatic, mercury vapor
lights of not more than 200 watts . Sufficient lighting will
be provided for all walkways and parking areas . This will
be accomplished with a maximum of 6 lamps, strategically
located to provide optimum lighting on these areas .
SIGNS
Owner-identification signs will be attached wall signs . There
will be one on the Southeast end of the building and one on
the Southwest end of the building. The sign will not be more
than 40 square feet Jin area or have flashing lights . Additional
signs include Handicap Parking signs and signs painted in
parking spaces indicating Compact Car Parking Stalls . An
optional apartment-identification sign will be an attached wall
sign and will be located on the North side of the building.
