ENTITLED AN ORDINANCE FOR THE ISSUANCE
OF A SPECIFIC USE PERMIT FOR
PROFESSIONAL OFFICES IN AN RM-H
(RESIDENTIAL MULTIPLE DWELLING - HIGH
DENSITY) DISTRICT ON A TRACT OF LAND
ON DOWLEN ROAD NORTH OF GLADYS.
WHEREAS, the Planning and Zoning Commission of the City of
Beaumont considered the issuance of a specific use permit for
professional offices in an RM-H (Residential Multiple Dwelling - High
Density) District on a 3. 21 acre tract out of the H. Williams League
located 0. 4 miles north of Gladys on the west side of Dowlen Road to
H. D. Iles and Ed Snowden, their successors, and assigns for
that certain property hereinafter described on Exhibit "A" attached
hereto; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions; and,
WHEREAS, the City Council finds that the specific use is
designed to meet the conditions of Section 30-26(e) of the Code of
Ordinances of the City of Beaumont;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
That a specific use permit for professional offices in an
RM-H (Residential Multiple Dwelling -High Density) District, in
accordance with Section 30-26 and Section 30-40, as amended, be
granted to H. D. Iles and Ed Snowden, their successors and assigns,
for that certain tract described on Exhibit "A" attached hereto and
made a part hereof for all purposes.
Section 2.
That the specific use permit herein granted is expressly
issued for and in accordance with each particular and detail of

Section 30-26(e) of the Code of Ordinances and the site plan attached
hereto as Exhibit "B" and made a part hereof for all purposes.

BEING a 3.2126 acre tract Of land Out of Parcel No. 3 of the Final
Decree dated February 14, 1980, rendered in Cause No. D-105,161, in the
District Clerk's office of Jefferson County, Texas, and styled H. Grant
Nichols, Jr. , Trustee, vs. Ruthie P. Dowlen, et al, in the H. Williams
Lague, Abstract No. 56, Beauucnt, Jefferson County, Texas, and being
out of a 14.66 acre tract of land that was previously conveyed to H.
Grant Nichols, Jr. , Trustee, and said 3.2126 acre tract being n-cre part-
icularly described as follows:
For locative corner begin at a concrete monument in the Westmost right-
of-way line of Dowlen Broad locating the Eastmost Northeast 'corner
of said Parcel No. 3 and the Southeast corner of Parcel No. 4 of said
Decree and lying in the North line of a 100 foot wide drainage right-
of-way line;
THENCE South 31018°49" west with the Westmost right-of-way line of
,�- Er-wlen Road a distance of 100.31 feet to the POINT OF BEGINNING of the
tract herein described, said Point being located on the SouthTmst right-
of-way line of said drainage ditch and being marked by a concrete monument;
THENCE continuing along and with the Westmost right-of-way line of
Dowlen Road South 3101814911 West a distance of 304.31 feet to an iron
stake for corner , said iron stake also lacating the Northeast corner.

THENCE North 59'13' West with the North line of said 6.32 acre tract

on the Easterly most easement line of a 30 foot pipeline easement;

point being located on the Southerly nest right-of-way line of a 100 foot
drainage ditch;
