ENTITLED AN ORDINANCE AMENDING CHAPTER
30 ADOPTING A ZONING MAP; PROVIDING
FOR SEVERABILITY; PROVIDING FOR REPEAL;
AND PROVIDING A PENALTY.
WHEREAS, annual adoption of a zoning map reflecting all
zoning changes which have been approved will provide a useful,
accurate reference document for zoning purposes; and.
WHEREAS, adoption of such zoning map will not change the
zoning classification of any property;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
Section 1.
THAT Chapter 30, Section 30-5(b) of the Code of Ordinances of the
City of Beaumont is hereby amended to read as follows :
30-5(b) Zoning Map Adopted.
The Official Zoning Map of the City of
Beaumont, attached hereto and made a part hereof
for all purposes, is hereby adopted and shall
be filed with the City Clerk of the City of
Beaumont. The boundaries of the various districts
as enumerated in Section 30-5(a) are hereby
established as identified on said map. All
notations, references, legends, scales, and every
detail shown on said map are incorporated into
and made a part of this Chapter. In interpreting
the Official Zoning Map, the following rules
shall apply:
(1 ) The district boundaries are the center lines
of either streets or alleys unless otherwise
shown, and where the district designated on
the zoning map is bounded approximately by a
street or alley, the center line of street
or alley shall be construed to be the
boundary of the district.

(2) Where the district boundaries are not other-
wise indicated, and where the property has
been or may hereafter be divided into blocks
and lots, the district boundaries shall be
construed to be the lot lines, and where the
district designated on the zoning map is
bounded approximately by lot lines, the lot
lines shall be the boundary of the district.
(3) In unsubdivided property, the district
boundary lines on the zoning map shall be
determined by use of the scale appearing on
the map.
(4) Any property on the zoning map which does
not have a zoning district designation shall
be classified as an R-S, Residential Single-
Family Dwelling District.
Section 2.
That if any section, subsection, sentence, clause or
phrase of this ordinance, or the application of same to a
particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall in no way affect the
remaining portions of this ordinance, and to such end the various
portions and provisions of this ordinance are declared to be
severable.
Section 3.
All ordinances or parts of ordinances in conflict
herewith are repealed to the extent of the conflict only.
Section 4.
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of
the Code of Ordinances of Beaumont, Texas.
