ENTITLED AN ORDINANCE AMENDING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 6 .0 ACRE TRACT OUT OF THE
W. B. DYCHES SURVEY, BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED R-lA TO R-2 ; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1 .
That Chapter 30 of the Code of . Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of a 6 .0 acre tract of land described in Exhibit
"A" attached hereto and made a part hereof, presently zoned R-lA
(Single Family Residential) to R-2 (Two Family and Multiple
Dwelling) , and the official zoning map of the City of Beaumont is
hereby amended to reflect such changes.
Section 2.
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3 .
That if any section, subsection, sentence, clause or
phrase of this ordinance, or the application of same to a
particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the
remaining portions of this ordinance, and to such end the various
portions and provisions of this ordinance are declared to be
severable.

Section 4.
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of
the Code of Ordinances of Beaumont, Texas.

All that certain tract , piece or parcel of land in the W. B. Dyches Survey in Jefferson
County, Texas , and being a part of the G. R. Buckner Homestead Tract, and described
as follows , to-wit:
BEGINNING at the Northwest corner of Lot Five (5) of the Frances E. Buckner
Subdivision; ,
THE[VCE North 89 deg. 26' East 8G.8 feet to corner;
THENCE South 501.92 feet to corner on the South line of the Buckner Subdivision;
THENCE West 86.8 feet to corner on said South line; said corner being the South-

Being the east 132.4 feet� off of that certain tract, piece or parcel of land
situated in the W. B. Dyches Survey,- in Jefferson County, Texas, known and designated
as Lot NtanbPr (6) Six of the G. R. Buckner hm-estead tract and containing three (3)
acres of land imre or less and fronting 262.4 feet on the south R/W of Highway No. 105,
and the part herein being conveyed described as follows:

Beginning at a point for corner as located in the South line of State Highway No. 105
said point being located 25.0 feet South, and N. 89 degrees 26 feet E. 130.0 feet
frnm the original Northwest corner of said lot No. (6) . Thence continuing N. 89 degrees
26 feet E. along said right of way line 132.4 feet to point for corner, same being
located 25 feet south of the original N. E. Corner of said Lot N. (6) . Thence
South along East line of Lot No. Six (6) , 132.4 feet to point for corner. Thence
North 473.0 feet to the place of beginning and omtaining l and 1/2 acres of land

September 18, 1945, recorded in vol. 591, Page 237, Deed of Records of
Jefferson County, Texas.
