ENTITLED AN ORDINANCE AMENDING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 1. 20 ACRE TRACT OUT OF THE
CARTWRIGHT AND ROBERTS SUBDIVISION,
BEAUMONT, JEFFERSON COUNTY, TEXAS,
AS HEREINAFTER DESCRIBED, PRESENTLY
ZONED R-1 TO LR-1 ; PROVIDING FOR
SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of a 1.20 acre tract of land described in Exhibit
"A" attached hereto and made a part hereof, presently zoned R-1
(Single Family Dwelling ) to LR-1 (Local Retail District) , and the
official zoning map of the City of Beaumont is hereby amended to
reflect such changes.
Section 2 .
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3 .
That if any section, subsection, sentence, clause or
phrase of this ordinance, or the application of same to a
particular set of persons or circumstances, should for any reason
be held to be invalid, such invalidity shall not affect the
remaining portions of this ordinance, and to such end the various
portions and provisions of this ordinance are declared to be
severable.
Section 4 .
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of
the Code of Ordinances of Beaumont, Texas.

BEGINNING at a point in the East line of Block 15 , of the
Cartwright and Roberts Subdivision, Beaumont, Jefferson
County, Texas, said point being 330 feet South of the
Northeast corner of Block 15 ;
THENCE South 150 feet along the East line of Block 15 to
a point for corner;
THENCE West 145 feet to a point for corner;
THENCE North 150 feet to a point for corner;
THENCE East 145 feet to the POINT OF BEGINNING.
TRACT 2
Paul A. Brown Tract:
BEGINNING at a point in the South line of Block 15 of the Cartwright and Roberts
Subdivision "A Beaumont, Texas, said point of beginning also being in the North
line of Washington Blvd. at its intersection with the West line of Sixth Street,
said point of also being the Southeast corner of Block 15;
THENCE North 155 feet to the Southeast corner of the Ted W. Pool $ Associates,
Inc. tract, toa point for corner, the beginning and first corner of tract
described hereinafter;
THENCE West 145 feet along the South line of the Ted W. Pool & Associates, Inc.
tract to a point for corner;
THENCE North 155 feet along the West line of said Ted W. Pool & Associates, Inc.
tract to a point far corner;
THENCE West 185 feet to a point for corner in the East line of the Neches Con-
tractors, Inc. tract;
THENCE South 160 feet along the East line of Neches Contractors, Inc. tract to
a point for corner;
THENCE East 330 feet to a point in the East right-of-way line of Sixth Street
for corner (along the C-1 zoning line as it crosses said Paul A. Brown tract) ;
THENCE North 5 feet to the first corner of the aforedescribed tract.
