ENTITLED AN ORDINANCE AMENDING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 3 .40 ACRE TRACT AND AN 11 .26
ACRE TRACT OUT OF THE H. WILLIAMS LEAGUE ,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
HEREINAFTER DESCRIBED, PRESENTLY ZONED R-1A
TO R-2 ; PROVIDING FOR SEVERABILITY; AND
PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of a 3 .40 acre tract of land described in Exhibit
"A" and attached hereto and made a part hereof, presently zoned
R-lA (Single Family Residential) and by changing the zoning

classification of an 11.26 acre tract of land described in Exhibit
"B" attached hereto and each presently zoned R-lA (Single Family
Residential) to R-2 (Two Family and Multiple Dwelling District)
made a part hereof, and the official zoning map of the City of
Beaumont is hereby amended to reflect such changes .
Section 2 .
That in all other respects the use of the property
hereinabove described shall be subject to all of the applicable
regulations contained in Chapter 30 of the Code of Ordinances of
Beaumont, Texas, as amended.
Section 3 .
That in any section, subsection, sentence , clause, or
phrase of this ordinance, or the application of same to a
Particular set of persons or circumstances , should for any

reason be held to be invalid , such invalidity shall not affect the
remaining portions of this ordinance, and to such end the various
portions and provisions of this ordinance are declared to be
severable.
Section 4 .
Any person who violates any provision of this ordinance
shall, upon conviction, be punished as provided in Section 1-8 of
the Code of Ordinances of Beaumont, Texas.

FIELD NOTE DESCRIPTION OF A 3.40 ACRE TRACT OF LAND TO BE REZONED LP,-1
BEING a 3.40 acre tract of land out of Parcel No. 3 of the Final Decree
dated February 14, 1980, rendered in Cause Number D-105,161 in the
District Clerics office of Jefferson County, Texas, entitled H. Grant
Nichols , Jr. , Trustee vs. Ruthe P. Dowlen el a1 ; in the H. Williams
League, Abstract No. 56, Jefferson County, Texas , and 3.40 acre tract
of land being more particularly described by metes and bounds as follows:
BEGINNING at a C. A. Kohler -concrete monument found in the !Jest right-
of-way line of Dowlen Road at the most easterly Northeast corner of
said Parcel No. 3 and the Southeast corner of Parcel No. 4 of said
Final Decree; said monument locates the Northeast and beginning corner
of the tract of land herein described;
THENCE South 33 degrees 28 minutes 30 seconds West along the West right-
of-way line of Dowlen Road a distance of 420.00 feet to a C. A . Kohler
concrete monument ; said monument locates the beginning of a curve to
the left whose central angle is 13 degrees 47 minutes 48 seconds,whose
radius is 1200 feet and whose chord bears South 26 degrees 27 minutes
41 seconds West;
THENCE in a Southwesterly direction along the West right-of-way line of
said. Dowlen Road and the arc of said curve, an arc length of 288.96 feet
to a C. A. Kohler concrete monument at the Southwest corner of said
Parcel No. 3 and the most Easterly Northeast corner of Parcel No. 2 ;
THENCE North 70 degrees 30 minutes 08 seconds West along the common line
between Parcel No. 3 and Parcel No. 2 a distance of 200 feet to a steel
rod placed at the beginning of a curve to the right whose central angle
is 13 degrees 49 minutes 21 seconds , whose radius is 1400 feet and whose
chord bears North 26 degrees 27 minutes 55 seconds I-lest;
THENCE in a Northeasterly direction along the arc of said curve an arc
distance of 337.75 feet to a steel rod placed;
THENCE North 33 degrees 28 minutes 30 seconds East parallel with the West
right-of-way line of Dowlen Road a distance of 435.9 feet to a steel rod
placed . in the Northerly line of Parcel No. 3 and the Southerly line of
Parcel No. 4;

THENCE South 51 degrees 58 minutes 52 seconds East along the common line
between Parcel No. 3 and Parcel No. 4 a distance of 200.63 feet to the
place of beginning containing 3.40 acres of land,

BEING an 11 .26 acre tract of land out of Parcel No. 3 of the Final Decree
dated February 14, 1980, rendered in Cain Number D-105,161 in the District
Clerks office of Jefferson County, Texas`' entitled H. Grant Nichols , Jr. ,
Trustee vs . Ruthe P. Dowlen, et al ; in the H. Williams League, Abstract
No. 56, Jefferson County, Texas, and said 11 .26 acre tract of land being

FOR locative corner begin at a C. A. Kohler concrete monument found in
the West right-of-way line of I'lowlen Road at the Easterly Northeast
corner of said Parcel No. 3 and the Southeast corner of Parcel No. 4

THENCE North 51 degrees 58 minutes 52 seconds West along the common line
between Parcel No. 3 and Parcel No. 4 a distance of 200.63 feet to a steel
rod placed for the Northeast and beginning corner of the tract of land
herein described;
THENCE South 33 degrees 28 minutes 30 seconds West parallel with the West
right-of-way line of Dowlen Road l a distance of 435.9 feet to a steel rod

of said 60 acre tract of land a distance of 978.14 feet to a half inch
iron pipe found in the Northerl,�,, line of Parcel No. 3 and the Southerly
line of Parcel No. 4 at the Easterly Northeast corner of said 60 acre
tract of land;
THENCE South 51 degrees 58 minutes 52 seconds East along the common line
between Parcel No. 3 and Parcel No. 4 a distance of 693.54 feet to the
place of beginning and containing 11 .26 acres of land.
