ENTITLED AN ORDINANCE FOR THE ISSUANCE
OF A SPECIFIC USE PERMIT FOR A MOBILF
HOME PARK DEVELOPMENT FOR A 3. 95 ACRE
TRACT HEREIN DESCRIBED IN ACCORDANCE
WITH A "PRELIMINARY PLAT" ; PROVIDING
FOR THE FILING OF A DECLARATION OF
COVENANTS AND CONDITIONS COVERING THE
3. 95 ACRE TRACT.
WHEREAS, on March 17, 1980, the Planning and
Zoning Commission of the City of Beaumont recommended the
issuance of a specific use permit for a mobile-home park
development to Abolfazl Baradar, and his heirs, representa-
tives, successors, and assigns, for that certain 3. 95 acre
tract of land hereinafter described; and,
WHEREAS, the City Council is of the opinion that
the issuance of such specific use permit is in the best
interest of the City of Beaumont and its citizens, subject
to the hereinafter described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY COUNCIL OF THE CITY OF BEAUMONT:
Section 1.
That a specific use permit for a mobilthome park
development in accordance with Section 30-20 and Section
30-30, as amended, be granted to Abolfazl Baradar, and his
heirs, legal representatives, successors and assigns for
that certain 3. 95 acre tract of land, more particularly
described on Exhibit "A" and made a part hereof.
Section 2.
That this specific use permit herein granted is
expressly issued for and in accordance with that certain
"Preliminary Plat" for Mobile Manor Mobile-Home Park, Beaumont,
Texas, dated September 4, 1979, which "Preliminary Plat" is
attached hereto as Exhibit "B" and made a part hereof for
all purposes.
PASSED BY THE CITY COUNCIL of the City of Beaumont

That certain four (4) feet Wide strip of land described as containing 400. square feet
(0.0092 acre) out of Lot 26, Block 1, Brookside Place Subdivision, a plat recorded in
Volume 14, Page 24, Jefferson County Map Records; said four (4) feet wide strip being
the most easterly four (4) feet of an existing twenty (20) feet wide utility easement
across the said Lot 26; said four (4) feet wide strip being more fully described by
metes and bounds as follows:
COMMENCING at the Southwest corner of the said Lot. 26, Block 1, Brookside
Place Subdivision;
THENCE North 550 42' 53" Last along the southerly line of the "said Lot 260
a distance of 37.08 feet to the POINT-OF BEGINNING of the tract herein
described;
THENCE North 60 08' 39" East parallel to and four (4) feet from the east line
of the said twenty (20) feet utility easement, a distance of 101.51 feet to
a point for northwest corner on the south line of a ten (10) feet drainage
easement;
TMM East along the said south line of a ten (10) feet drainage easement,
a distance of 4.00 feet to a point for northeast corner on the said east line
of the twenty (20) Peet utility easement;
THENCE South 60 08" 39" West along the said east line of the twenty (20) feet
utility easement, a distance of 98.55 feet to a point for southeast corner
on the said southerly line of Lot 26;
THENCE South_ 550 42' 53" West along the said southerly line of lot 26, a
distance of 5.22 feet to the POINT OF BEGINNING, and containing 400 square
feet, more or less.
