ENTITLED AN ORDINANCE AMENDING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 4.36 ACRE TRACT OUT OF THE
W. B. DYCHES SURVEY, BEAUMONT, JEFFERSON
COUNTY, TEXAS, AS HEREINAFTER DESCRIBED,
PRESENTLY ZONED R-lA TO LR-1; PROVIDING
FOR SEVERABILITY; AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of a tract of land described in Exhibits "A" and "B"
attached hereto and made a part hereof, presently zoned R-1A
(Single Family Residential) to LR-1 (Local Retail District) , and the
official zoning map of the City of Beaumont is hereby amended to
reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 30 of the Code of Ordinances of Beaumont, Texas,
as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of
persons or circumstances, should for any reason be held to be invalid,
such invalidity shall not affect the remaining portions of this
ordinance, and to such end the various portions and provisions of this
ordinance are declared to be severable.
Section 4.
Any person who violates any provision of this ordinance shall,
upon conviction, be punished as provided in Section 1-8 of the Code of
Ordinances of Beaumont, Texas.

EXHIBIT "A"
The herein described 1. 57 acre tract of land being a part of the Mark
Merrill 4. 36 acre tract of land in the W.B. Dyches Survey, Jefferson
County, Texas. On this day, December 28, 1979, this parcel of land
was surveyed, and is described as follows:
BEGINNING at a 1/2" iron rod, set to mark the Northeast corner of
the 1. 57 acre tract being described,
THENCE South 31 degrees 15 minutes East, 37. 9 feet to a point for
reference, then continuing along the same bearing 42. 3 feet to a point
for corner;
THENCE South 7 degrees 47 minutes West, 76. 44 feet to a point for
corner;
THENCE South 17 degrees 14 minutes West, 86. 84 feet to a point for
corner;
THENCE South 34 degrees 26 minutes West, 65. 51 feet to a point for
corner;
THENCE South 42 degrees 19 minutes West, 89. 78 feet to a I-1/2"
iron pipe for corner;
THENCE South 88 degrees 47 minutes West, 180 feet to a 1/2" iron
rod set to mark the Southwest corner;
THENCE North 21 degrees 37 minutes East, 295 feet to a 1/2" rod;
THENCE North 64 degrees 55 minutes East, 180 feet to the point of
beginning, and containing 1. 57 acres of land, more or less.
