ENTITLED AN ORDINANCE ADEMING CHAPTER
30 OF THE CODE OF ORDINANCES OF BEAUMONT,
TEXAS, AND IN PARTICULAR THE BOUNDARIES
OF THE ZONING DISTRICTS AS INDICATED
UPON THE ZONING MAP OF BEAUMONT, TEXAS,
BY CHANGING A 5.78 ACRE TRACT OUT OF THE
T. H. LANGHAM ESTATE SUBDIVISION,
BEAUMONT, JEFFERSON COUNTY, TEXAS, AS
HEREINAF'T'ER DESCRIBED, PRESENTLY ZONED
R-1A TO R-224; PROVIDING FOR SEVERABILITY;
AND PROVIDING A PENALTY.
BE IT ORDAINED BY THE CITY OF BEAUMONT:
Section 1.
That Chapter 30 of the Code of Ordinances of Beaumont,
Texas, and in particular the boundaries of the zoning districts as
indicated upon the Zoning Map of the City of Beaumont, referred to
in Section 30-4 thereof, is hereby amended by changing the zoning
classification of the following described tract of land, presently
zoned R-lA (Single Family Residential) to R-2M (Medium Density
Multiple Dwelling District) to wit:
BEING a 5.78 acre tract of land out of Lots 1
and 2, Block 3 of the T. H. Langham Estate
Subdivision out of the Charles William Survey,
Abstract 59, Beaumont, Jefferson County, Texas,
the plat of the T. H. Langham Estate Subdivision
being recorded in Volume 3, Page 181, Map Records,
Jefferson County, Texas, the said 6.298 acre tract
being those certain three tracts of land as
conveyed by N. W. Fowler, et ux to Gaston Moncla,
Sr., as recorded in Volume 1118, Page 542, Deed
Records, Ralph N. Runnels, et ux to Gaston Moncla,
Sr., as recorded in Volume 115, Page 297, Deed
Records, and Marie B. Weir, et al to Gaston Moncla,
Sr., as recorded in Volume 1122, Page 362, Deed
Records, Jefferson County, Texas, the said 6.298
acre tract being described by metes and bounds
as follows:
FOR LOCATIVE PURPOSES begin at the southeast corner
of said Lot 1, said BEGINNING CORNER being the
intersection of the west line of Langham Read and
the north right-of-way line of the Southern Pacific
Railroad main line right of way;
THENCE North 01° 48' 00" west along the west
line of Langham Road and the east line of said
Lot 1 a distance of 40.23 feet to the southeast
and BEGINNING CORNER of the tract herein described,
said BEGINNING CORNER being the northeast corner
of a 40.0 foot wide tract of land heretofore
conveyed by Marie B. Weir, et al to the City of
Beaumont for railroad relocation purposes, said
BEGINNING CORNER being the southeast corner of
the aforementioned Marie B. Weir, et al tract;
THENCE south 82° 14' 00" west along the north
line of the said 40.0 foot wide railroad relocation
tract and the south-line of the Marie B. Weir,
et al tract a distance of 122.35 feet to an iron
pin for corner, said iron pin also marking the
southeast corner of a 40.0 foot wide strip of
land heretofore conveyed to Drainage District #6
for a 40.0 foot wide drainage ditch right of way;
THENCE North 070 46' 00" west along the east
line of said drainage ditch right of way and the
easterly west line of the Marie B. Weir, et al
tract a distance of 40.0 feet to an iron pin for
corner;
THENCE South 820 14' 00" West along the north
line of the Drainage District tract and the south
line of the Marie B. Weir, et al tract a distance
of 514.43 feet to an iron pin for corner in the
east line of Sherwood. Forest, Unit 2 Addition,
plat of which is recorded in Volume 9, Page 113,
Map Records, Jefferson County, Texas, said iron
pin being in the west line of the aforementioned
drainage ditch right-of-way and marking the
southwest corner of the Marie B. Weir, et al
tract in the west line of said Lot 2;
THENCE North 00° 17' 00" West along the east line
of said Sherwood Forest Unit 2 and along the
east line of Sherwood. Forest Unit 1, plat of which
is recorded in Volume 9, Page 75, Map Records,
Jefferson County, Texas, and along the west line
of the said 40.0 foot wide drainage ditch right-
of-way and along the west line of said Lot 2 and
along the west line of Marie B. Weir, et al tract
and the west line of the Runnels tract and the
west line of the Fowler tract a distance of 460.2
feet to an iron pin for corner at the southwest
corner of a 2.148 acre tract of land heretofore
conveyed by Marie B. Weir, et al to Griffith Oates
and the northwest corner of the Fowler tract;
THENCE North 881 12' 00" east along the south line
of the said 2.148 acre tract and the north line of
the Fowler tract a distance of 475.6 feet to a
point for corner;

THENCE South 010 48' 00" east parallel with the
west line of Langham Road a distance of 150.0
feet to a point for corner;
THENCE North 880 12' 00" east parallel with the
north line of the Fowler tract a distance of
150.0 feet to a point for corner in the west line
of Langham Road;
THENCE South 010 48' 00" a distance of 283.37
feet to the place of beginning.
and the official Zoning Map of the City of Beaumnt is hereby amended
to reflect such changes.
Section 2.
That in all other respects the use of the property herein-
above described shall be subject to all of the applicable regulations
contained in Chapter 30 of the Code of Ordinances of Bealunont, Texas,
as amended.
Section 3.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of
persons or circumstances, should for any reason be held to be invalid,
such invalidity shall not affect the remaining portions of this
ordinance, and to such end the various portions and provisions of this
ordinance are declared to be severable.
Section 4.
Any person who violates any provision of this ordinance shall,
upon conviction, be punished as provided in Section 1-8 of the Code of
Ordinances of Beaumont, Texas.
