EN'T'ITLED AN ORDINANCE ISSUING A SPECIFIC
USE PERMIT FOR A THREE-STORY HIGH RISE
APARITENT PROJECT FOR A 2.48 ACRE TRACT
HEREIN DESCRIBED; IN ACCORDANCE WITH A
PLAN OF DEVELOPMENT; AND SUBJECT TO
CERTAIN CONDITIONS.; AND PROVIDING FOR
SEVERABILITY.
WHEREAS, on August 20, 1979, the Planning and Zoning
Commission of the City of Beaumont recommended the issuance of a
specific use permit for a three-story high rise apartment project in
the Fredrick Bigner Survey for that certain 2.48 acre tract of land
herein described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUMONT:
'Soction 1.
That a specific use permit for a three-story high rise apart-
ment project in accordance with Sections 30-20 and Section 30-22 as
amended, be granted to the P.R.S. Development Corporation for that
certain 2.48 acre tract of land more particularly described as follows:
BEING a 2.48 acre tract of land out of the
Fredrick Bigner Survey, Abstract No. 1, in
Beaumont, Jefferson County, Texas, being
more particularly described by metes and
bounds as follows:
FOR locative corner begin at a concrete
monument in the East line of that certain
12.918 acre tract of land conveyed to
KTRM, Inc., and locating the Southwest
corner of that certain tract of land
conveyed by B. E. Quinn, Jr. , and the
Quinn Trust to KTRM, Inc. , by deed dated
September 23, 1949, and recorded in
Vol. 749 Page 29 of the Deed Records of
Jefferson County, Texas; said concrete
monument also lies in the West line of a 50 foot
wide drainage easement;
THENCE South 0 degrees 59 minutes 40 seconds East
with the West line of a 50 foot wide drainage
easement and with the East line of said 12.918
acre tract a distance of 241.0 feet to a 1 inch
galvanized iron pipe placed locating the Northwest
corner of said Jeanis tract and the Northwest and
the beginning corner of the tract of land herein
described;
THENCE North 89 degrees 06 minutes 05 seconds
East with the North line of said Jeanis tract
and with the South line of that certain tract of
land conveyed by R. E. Gooch, et al to S. C. Hurst,
et al by deed dated August 4, 1969, and recorded '
in Vol. 1605 page 317 of the Deed Records of
Jefferson County, Texas, a distance of 452.85 feet
to a 1 inch galvanized iron pipe placed for corner
in the West right-of-way line of Crow Road (a 60
foot wide right-of-way) ;
THENCE South 1 degree 35 minutes East with the
West line of Crow Road and with the East line of
said Jeanis tract and at 119.16 feet pass a 1 inch
galvanized iron pipe locating the Southeast corner
of said Jeanis tract and the Northeast corner of
said Leleux tract and continue with the East line
of said Leleux tract and the West line of Crow Road
a total distance of 238.32 feet to a 1 inch
galvanized iron pipe placed for corner; said iron
pipe also locates the Northeast corner of that
certain tract of land conveyed by V. F. Davis to
A. E. Davis by deed. dated October 24, 1956, and
recorded in Vol. 1043 Page 383 of the Deed Records
of Jefferson County, Texas;
THENCE South 89 degrees 06 minutes 05 seconds West
with the North line of said Davis tract and the
South line of said Leleux tract a distance of
455.30 feet to a 1 inch galvanized iron pipe placed
for corner in the West line of a 50 foot wide drainage
easement;
THENCE North 0 degrees 59 minutes 40 seconds West
with the West line of that certain 50 foot wide
drainage easement conveyed by S. Leleux, et al to
Jefferson County Drainage District No. 6 by deed
dated November 8, 1971, and recorded in Vol 1706
Page 218 of the Deed Records of Jefferson County,
Texas, and at 119.15 feet pass a galvanized iron
pipe locating the Northwest corner of said Leleux
tract and the Southwest corner of said Jeanis tract
and continue with the West line of that certain 50
foot wide-drainage easement conveyed by H. Jeanis,
et al to Jefferson County Drainage District No. 6
by deed dated September 8, 1971, and recorded in
Vol 1700 Page 230 of the Deed Records of Jefferson
County, Texas, a total distance of 238.30 feet to
the place of beginning containing 2.48 acres of land.

Section 2.
That this permit is expressly issued subject to compliance
with all appropriate revisions of the Code of ordinances of the City of
Beaumont and in accordance with that certain plan of development attached
hereto as Exhibit "A" and made a part hereof for all purposes.
Section 3.
That if any section, subsection, sentence, clause or phrase
of this ordinance, or the application of same to a particular set of,
persons or circumstances, should for any reason be held to be invalid,
such invalidity shall not affect the remaining portions of this ordinance,
and to such end the various portions and provisions of this ordinance
are declared to be severable.

ENTITLED AN ORDINANCE ISSUING A
SPECIFIC USE PERMIT FOR A TYPE "A"
TRAILER PARK ON A 8.71 ACRE TRACT
HEREIN DESCRIBED; IN ACCORDANCE
WITH A PLAIN OF DEVELOPMENT; AND
SUBJECT TO CERTAIN CONDITIONS;
AND PROVIDD;G FOR SEVE'RABII,ITY.
WHEREAS, on August 20, 1979, the Planning and Zoning
Commission of the City of Beaumont recommended the issuance of a
specific use permit for a Type "A" trailer park project in the
David Brown Survey for that certain 8.71 acre tract of land herein
described; and,
WHEREAS, the City Council is of the opinion that the
issuance of such specific use permit is in the best interest of the
City of Beaumont and its citizens, subject to the hereinafter
described conditions;
NOW, THEREFORE, BE IT ORDAINED BY THE
CITY OF BEAUgITT:
Section 1.
That a specific use permit for a Type "A" trailer park
project in accordance with Section 30-20 and Section 30-30 through
30-32 as amended be granted to Carl Kohler for that certain 8.71 acre
tract of land more particularly described as follows:
BEING an 8.71 acre tract of land out of the
David Brown Survey in Beaumont, Jefferson
County, Texas, and said 8.71 acre tract of
land being more particularly described by
metes and bounds as follows:
FOR locative corner begin at an iron stake
in the East right-of-way line of 23rd Street
(an. 80 foot wide right-of-way) and in the
North line of Lot 85 of College Acres Addition;
THENCE North 0 degrees 04 minutes East with
the East line of 23rd Street a distance of
175.0 feet to an iron stake locating the upper
Southeast and the beginning corner of the
tract of land herein described.;
THENCE East with the South line of a proposed
50 foot wide private street a distance of
165.0 feet to an iron stake for corner;

THENCE South 0 degrees 04 minutes West a*distance
of 125.0 feet to an iron stake for corner in the
North line of a 50 foot wide easement;
THENCE East with the North line of said easement
a distance of 629.36 feet to an iron stake for corner;
THENCE North 0 degrees 04 minutes East a distance of
590.0 feet to an iron stake for corner in the South
line of the Fannin Street ditch (an 80 foot wide
right-of-way) ;
THENCE West with the South line of said right-of-way
a distance of 629.36 feet to an iron stake for corner;
THENCE South 0 degrees 04 minutes West a distance of
415.0 feet to an iron stake for corner;
THENCE West a distance of 165.0 feet to an iron
stake for corner in the East right-ofway line of
23rd Street;
THENCE South 0 degrees 04 minutes West with the East
line of 23rd Street a distance of 50.0 feet to the
place of beginning containing 8.71 acres of land.
Section 2.
That this permit is expressly issued subject to cm-pliance
